One road, three markets

The name covers very different stretches. At the city end, near Mekhri Circle and Sadashivanagar, homes are ultra-luxury and few. Around Hebbal the road meets the Outer Ring Road at the Hebbal flyover, close to Manyata Tech Park. North of Yelahanka it becomes the airport highway, where the newer estates and row houses on our books sit near Devanahalli. That spread is why Magicbricks' ₹12,700 per sq ft and Square Yards' ₹22,900 differ so much: compare any quote with recent prices in the same stretch, not the road as a whole.

Metro, rail and roads: what is coming

  • Airport metro: the Blue Line's Phase 2B runs along NH-44 from Hebbala to KIAL Terminals, with stations at Kodigehalli, Jakkuru Cross, Yelahanka, Bagaluru Cross, Doddajala and Airport City (Wikipedia). Swarajya (23 August 2026) reported the Hebbal–airport section targeted for September 2027 and the whole Blue Line for March 2028. These are targets.
  • Suburban rail: Corridor 1 links KSR Bengaluru with Devanahalli via Yelahanka, with an airport branch. Asianet Newsable (29 June 2026) reported the alignment approved and most land acquisition expected by the end of 2026 or early 2027; K-RIDE's first services, on another corridor, are targeted for December 2028.
  • Hebbal: a new flyover loop from the Outer Ring Road to Bellary Road opened in August 2025 (The Week, 18 August 2025). The state cabinet cleared a ₹2,215 crore twin-tunnel road and elevated corridor between Mekhri Circle and the Hebbal flyover in December 2025 (Swarajya, 6 December 2025); construction dates have not been announced.
  • Jobs near the airport end: ANAROCK (Q2 2026) cites a planned 1.33 million sq ft GCC-focused IT park within the Devanahalli ITIR and AXISCADES' proposed ₹6,000 crore aerospace, defence and AI hub.

Things to check before buying on Bellary Road

  • Which stretch: the Mekhri Circle, Hebbal and Devanahalli ends behave as separate markets. Compare like with like.
  • Highway frontage: projects directly on NH-44 get access but also traffic and noise; ask for the tower's distance from the road.
  • Metro walk: measure the distance from the project gate to the nearest Phase 2B station yourself, and treat 2027 opening dates as targets.
  • Long possession: one project on our books runs to 2032, so the payment plan and RERA escrow protections matter.
  • Karnataka RERA registration, the registered completion date and the latest quarterly progress update on rera.karnataka.gov.in, not the brochure.
  • Title and khata: A-khata or e-khata for the land and building. Guide: Bangalore
  • Sanctioned building plan and commencement certificate; for ready homes, the occupancy certificate. Explainer: Occupancy Certificate vs Completion Certificate in Bengaluru: What to Demand Before You Take Possession
