Where are ITPL and the EPIP zone?

International Tech Park Bangalore (ITPB, still widely called ITPL) is a 69-acre campus on Whitefield Road, about 18 km from the city centre, according to CapitaLand's property listing. It was set up in January 1994 as an India–Singapore joint venture.

The EPIP zone (Export Promotion Industrial Park) is under 2 km south-west of ITPL by map, around ITPL Road and the Brookefield side. Distances below are given for both, because a Brookefield flat can be close to EPIP and still 10 km by road from ITPL.

Which metro stations serve ITPL?

The KR Puram to Whitefield stretch of the Purple Line, 13.71 km, opened to passengers on 26 March 2023. Its stations, in order from KR Puram, are Krishnarajapura, Singayyanapalya, Garudacharpalya, Hoodi, Seetharam Palya, Kundalahalli, Nallur Halli, Sri Sathya Sai Hospital, Pattandur Agrahara, Kadugodi Tree Park, Hopefarm Channasandra and Whitefield (Kadugodi). Pattandur Agrahara is the ITPL stop.

Since 9 October 2023 the whole 42.17 km Purple Line runs from Challaghatta through MG Road to Whitefield, so ITPL is reachable by one line from Indiranagar, the CBD and Mysore Road.

  • From Hoodi station to Pattandur Agrahara is five stops.
  • From Kadugodi Tree Park it is one stop.
  • From KR Puram it is eight stops, and KR Puram becomes an interchange with the Blue Line once that opens (full corridor targeted for March 2028).

  • Whitefield: studio ₹15,000, 1 BHK ₹20,200, 3 BHK ₹67,000 a month. Gross yield 3.06%.
  • Mahadevapura: studio ₹19,350, 1 BHK ₹24,650, 2 BHK ₹52,650, 3 BHK ₹68,500. Gross yield 3.11%.
  • Hoodi: 2 BHK about ₹40,200.
  • Kadugodi: 2 BHK ₹32,000, 3 BHK ₹54,500. Square Yards shows a 7.96% gross yield here, which comes from ₹68 per sq ft rent on a ₹10,250 asking price; treat it as a listing-mix effect until you see it in actual leases.
  • Varthur: 1 BHK ₹33,500, 3 BHK ₹67,300. Gross yield 3.87%.
  • Brookefield: 1 BHK ₹34,500, 2 BHK ₹38,050. Gross yield 2.71%.

Worked example: Hoodi or Kadugodi for an ITPL job?

Take a 1,200 sq ft 2 BHK. Hoodi at ₹16,000 per sq ft: 1,200 × ₹16,000 = ₹1,92,00,000. Kadugodi at ₹10,250: 1,200 × ₹10,250 = ₹1,23,00,000. The gap is ₹69,00,000.

Kadugodi is also closer to ITPL by road (3.2 km against 5.4 km) and one metro stop from Pattandur Agrahara against five from Hoodi. On commute alone, Kadugodi wins and costs less.

Why pay for Hoodi, then? It is closer to the EPIP zone (4.2 km) and to KR Puram and the inner city, which matters if one earner works at ITPL and another on the ORR or in the CBD. Price the household commute, not one person's.

Which pocket suits which buyer near ITPL?

  • Single ITPL employee who wants the metro: anything within a short walk of Kadugodi Tree Park, Hopefarm Channasandra or Whitefield (Kadugodi) stations. Whitefield studios rent from about ₹15,000 and 1 BHKs from about ₹20,200 on Square Yards' averages, which helps resale to investors later.
  • Family on a budget: Kadugodi (₹10,250) and Budigere Cross (₹12,400) give more space per rupee; Budigere Cross needs a car or a feeder to the metro.
  • Two-office household (ITPL plus ORR or CBD): Hoodi or KR Puram, both on the Purple Line, with KR Puram also on the future Blue Line.
  • Long-horizon buyer prioritising price: Hoskote at ₹6,750, accepting a longer daily drive and thinner rental demand.

What to check before buying near ITPL

  • Walk the route from the project gate to the nearest Purple Line station. A 1.5 km walk with no footpath is not a metro home.
  • For Budigere Cross and Hoskote, drive the Old Madras Road and Whitefield approach at your peak hour; the city average may overstate or understate your stretch.
  • Check water: many Whitefield-belt projects rely on borewells and tankers. Ask for the last 12 months of water spend.
  • Compare price per carpet sq ft, not super built-up.
