2 BHK and 3 BHK flats in Budigere Cross: which project fits which budget

• Under ₹1 crore: 1 and 2 BHK entry homes at Brigade Golden Heights, Brigade Calista, Assetz Marq 3.0, Prestige Park Ridge, Sattva Bliss and the smaller units at Brigade Belvedere. See also Under 1 Crore
• ₹1–2 crore: most 2 BHK and compact 3 BHK homes, including Godrej Woodscapes, Sattva Songbird and the upper end of Prestige Park Ridge and Assetz Marq 3.0.

Metro, roads and commute

Budigere Cross sits on Budigere Main Road off Old Madras Road (NH-75), between Whitefield and the airport. There is no metro. PropNewz (22 June 2026) puts the nearest operating stations 10–16 km away towards Kadugodi and Whitefield. Swarajya (29 January 2026) reported BMRCL studying a 16 km double-decker extension from KR Pura to Hoskote with a tentative Budigere Cross stop; that is a feasibility study, not a sanctioned line.

The Satellite Town Ring Road is the longer-term road story: Swarajya (6 August 2026) reported a 144 km Dobaspet–Hoskote–Hosur corridor targeted for November 2026, a target rather than a confirmed opening. By road today, ITPL is about 33 minutes and the airport about 43 minutes, while the Outer Ring Road at Bellandur is about an hour (Ola Maps, 12 October 2026).

Prices: what the numbers say

Square Yards shows about ₹12,400 per sq ft as of September 2026, down 2.04% on the quarter; HomeBazaar listed about ₹12,100 in May 2026. Projects on our books have a lower median, about ₹9,600 per sq ft, because several are large townships priced on super built-up area. PropNewz (June 2026) reported a ₹9,000–13,500 range by project quality and warned that heavy new supply may soften resale gains and rents. Compare every quote on carpet area.

Water, supply and approval risks

• Water: confirm whether the project will have a BWSSB connection or rely on borewells, tankers and treated STP water. The OpenCity survey (27 October 2025) found the highest regional tanker rates in the Whitefield area of East Bengaluru. Ask for the water plan in writing.
• Supply: Cushman & Wakefield's Q1 2026 data, as reported by PropNewz, put 57% of Bengaluru's launches in East Bengaluru. That gives buyers room to negotiate but can slow resale gains.
• Long possession dates: several projects run to 2031 and 2032, so the payment schedule and RERA escrow protections matter.
• Approving authority: project listings in this belt commonly cite BMRDA and gram panchayat approvals with panchayat e-khata (Settlin project listings, read 12 October 2026). Ask which authority sanctioned your plan and whether the land conversion order is in place.

Approvals checklist for Budigere Cross

• Karnataka RERA registration, the registered completion date and the latest quarterly progress update on rera.karnataka.gov.in, not the brochure.
