Listing pages for this search show a grid of projects with "price on request" and ranges that run past ₹2 crore. This guide shows what the budget actually buys, zone by zone, the 2 BHK vs 3 BHK trade-off, and the arithmetic for ready and under-construction homes.
Why ₹1 crore to ₹2 crore is Bangalore's main market
Knight Frank's H1 2026 report says homes priced between ₹1 crore and ₹2 crore made up 48% of Bengaluru's launches, the largest single band. ANAROCK's Q2 2026 report, which uses slightly different bands, puts 43% of the quarter's launches in the ₹1.5 crore to ₹2.5 crore segment and 28% in ₹80 lakh to ₹1.5 crore.
That depth helps buyers. Knight Frank counts 28% of the city's unsold homes in the ₹1 crore to ₹2 crore band, with about 3.4 quarters to sell. Choice is wide, and in projects with plenty of stock you can negotiate on floor rise, car parks or payment plans.
What ₹2 crore buys, zone by zone
Here are the 3 BHK configurations we list that start at or below ₹2 crore, by zone, with the median smallest size and median starting price of those homes. Zones follow ANAROCK's map, which puts Sarjapur Road in the East.
- North (65 of 90 priced 3 BHKs fit): about 1,448 sq ft for about ₹1.36 crore. The widest choice, from Thanisandra and Hennur out to Yelahanka and Devanahalli.
- East (42 of 85): about 1,536 sq ft for about ₹1.66 crore. Whitefield, Varthur, Sarjapur Road, KR Puram and the Hoskote side.
- South (36 of 65): about 1,474 sq ft for about ₹1.56 crore. Electronic City, Kanakapura Road, Bannerghatta Road and Begur.
- West (12 of 18): about 1,490 sq ft for about ₹1.13 crore. Kengeri, Mysore Road and Rajarajeshwari Nagar, the best value per sq ft in our data.
- Central (0 of 7): no 3 BHK we list here starts under ₹2 crore. The lowest is ₹3.8 crore.
2 BHK or 3 BHK under ₹2 crore?
At this budget the question is not whether you can afford a 3 BHK, but where. 175 of the 184 priced 2 BHKs we list start at or below ₹2 crore, so a 2 BHK opens up Hebbal, inner Sarjapur Road and other prime pockets where 3 BHKs cost more.
- Choose a 3 BHK if you need a third room for a child, a parent or work, plan to hold for ten years or more, and can accept a longer commute or a newer area.
- Choose a 2 BHK if location matters more than space, you want rental demand from working professionals, or you prefer a smaller loan.
- A 2.5 BHK (2 BHK plus study) is a middle path. Homebazaar's listings show 2.5 BHK units asking about ₹1.49 crore to ₹1.65 crore in several North and East projects.
Worked example: what a ₹2 crore budget really allows
Karnataka charges 5% stamp duty above ₹45 lakh, plus a cess of about 10% and an urban surcharge of about 2% of the duty, which works out to 5.6%. The registration fee is 2% (doubled on 31 August 2025). Under-construction homes also pay 5% GST.
- Ready flat at ₹1.9 crore: stamp duty ₹9,50,000 + cess ₹95,000 + surcharge ₹19,000 + registration ₹3,80,000 = ₹14,44,000. All-in about ₹2.04 crore.
- Under-construction flat at ₹1.9 crore: the same ₹14,44,000 plus GST of ₹9,50,000 = ₹23,94,000. All-in about ₹2.14 crore.
- Reverse the sum: a ready flat costs about 1.076 times its price, so ₹2 crore ÷ 1.076 = about ₹1.86 crore maximum sticker price.
- Under construction it is about 1.126 times, so ₹2 crore ÷ 1.126 = about ₹1.78 crore.
- Also budget for car park charges if billed separately, the maintenance corpus, and interiors.
Ready to move or under construction under ₹2 crore?
Among the 156 3 BHKs we list under ₹2 crore, 45 are ready to move and most of the rest are under construction or new launches. Ready homes save GST and let you inspect the actual flat, but they concentrate in older, more peripheral projects. Under-construction homes give you newer layouts and staggered payments, with delivery risk.
If you buy under construction, check the K-RERA completion date and progress photos, and keep payments construction-linked. Our walk-through on the GST and tax trade-off is at Ready to Move vs Under Construction: Which Is Better? (2026 GST, Tax and Cost Math).
Prime address or more space, and is now a good time to buy?
Yes, if you accept a 2 BHK. At Square Yards' June 2026 asking rate of ₹17,100 per sq ft, a 1,150 sq ft flat in Hebbal is about 1,150 × 17,100 = ₹1.97 crore, right at the limit before taxes. In Indiranagar or Koramangala, at about ₹18,750 per sq ft, the same flat is about ₹2.16 crore, so ₹2 crore buys roughly 1,000 sq ft there (₹2 crore ÷ ₹18,750 = about 1,067 sq ft before costs).
Further out, the same budget buys far more. At ANAROCK's Q2 2026 average base rate of ₹7,450 per sq ft in Electronic City, ₹1.86 crore covers about 2,500 sq ft; on Sarjapur Road at ₹11,560, about 1,600 sq ft.
Supply is high, which favours buyers. ANAROCK counted 79,200 unsold homes in Bengaluru at the end of Q2 2026, up 34% year on year, with an inventory overhang of about 15 months. Demand is also steady: ANAROCK's Q3 2026 data shows 16,670 homes sold in the quarter, up 12% year on year, and Knight Frank reports average prices up 9% year on year in H1 2026.
That points to plenty of choice rather than a broad price fall. Projects with a lot of unsold stock are where to negotiate: ask for floor-rise waivers, an included car park or a staggered payment plan.

Checks before you commit
- Confirm the price you were quoted is for the unit you want, not the cheapest floor or view.
- Get the carpet area in writing and compare price per sq ft of carpet across projects.
- Check K-RERA registration, completion date and quarterly progress for under-construction homes.
- For ready homes, see the occupancy certificate and the khata for the project or unit.
- Read the payment schedule: avoid paying large sums before construction milestones.
