Updated 20 October 2026. We read both RERA records and re-opened the launch and sales reports. Coverage so far stops at the sales figures; this article adds the registration numbers, registered completion dates, exact location, the unit mix and carpet areas as registered, and explains what the 62% figure does and does not mean.

Where is Embassy Origins located?
The RERA address is Sy. No. 223/1 (part), Tharahunse village, Jala Hobli, Bengaluru North Taluk, PIN 562157, with Chapparakallu Road forming the east boundary (Karnataka RERA records, read 20 October 2026). The area is north of Yelahanka, between the city and the airport.
The company says Kempegowda International Airport is about 20 minutes away by car (InvestyWise, 15 September 2026). That is the developer's estimate; drive the route at your own commute times before you decide. Both projects' plans were approved by KIADB under No. DO3-KIADB-00078/26-27/BP dated 13 August 2026 (Karnataka RERA records).
How much did Embassy Origins sell, and what does 62% mean?
Embassy reported that within a week of the 16 September launch it booked 477 homes covering over 10 lakh sq ft of saleable area, worth over ₹1,800 crore, and that this was 62% of launched units (Free Press Journal, 5 October 2026).
Read that 62% exactly as the source states it: a share of the units launched for sale, not of the whole 85-acre development and not of every home in the two RERA registrations. Embassy did not say how many units it released at launch. For scale, 477 homes is about 44% of the 1,072 homes registered across South Reserve and Riverine (our calculation), so the units released in the launch were fewer than the full registered total. The company also did not split the bookings between apartments and villas.
The company's chief revenue officer for residential, Reeza Sebastian, said the response gives visibility on FY27 pre-sales and cash flows (Free Press Journal, reported speech).
What is the price of Embassy South Reserve and Embassy Riverine?
Embassy has not published a price per unit or a price list for either project, and neither the launch report nor the sales report carries one (InvestyWise, 15 September 2026; Free Press Journal, 5 October 2026).
Our own calculation, not an Embassy price: dividing 'over ₹1,800 crore' by 'over 10 lakh sq ft' gives roughly ₹18,000 per sq ft of saleable area. Both inputs are 'over' figures, so this is only a rough blended average. It mixes villas and apartments, uses saleable rather than carpet area, and says nothing about the price of any specific home. Ask Embassy for a written cost sheet for the exact unit you are considering.

When is possession, and what comes next?
The registered completion dates are 31 March 2032 for South Reserve and 30 September 2032 for Riverine (Karnataka RERA records). The declared project costs are about ₹1,227 crore for South Reserve and about ₹1,559 crore for Riverine (Karnataka RERA records).
The company describes the development as including around 4,000 trees of 100 to 120 species and a central riparian corridor following the site's natural water systems, with landscape by Bhumiputra Architecture (InvestyWise, 15 September 2026). The two registrations cover about 65.6 of the 85 acres by our sum, and Embassy has indicated further Origins phases are planned (Free Press Journal). No later phase is registered yet.
Elsewhere in North Bengaluru this autumn, Bhartiya's Nikoo Homes 9 Alpine Phase 2 in Bagalur was registered with Karnataka RERA on 10 September 2026 with 816 homes (Karnataka RERA record), a separate registration from its first phase.
