Century The Astoria, Jakkur: what is confirmed

The Astoria sits within Century Immencity on International Airport Road, Jakkur. It has 334 residences in five towers on about 6 acres, in 3 BHK, 4 BHK and penthouse formats, with around 75% of the land as open space and a clubhouse of about 40,000 sq ft (Trade Brains, 13 October 2026).

It was first introduced in July 2026 under the name Codename Bluemoon. The developer says it has recorded more than ₹550 crore of bookings since that pre-launch; that is the developer's figure, not an audited one (Trade Brains).

What is the price of Century The Astoria?

Trade Brains reports Century's stated starting price as ₹4.42 crore and says the final price varies with residence, size, floor and other charges (13 October 2026). This is a reported figure. The coverage gives no RERA registration number and no possession date, and we could not find either published by the developer as of 19 October 2026. Before you pay a booking amount, ask Century for the K-RERA registration number and check the registered possession date and carpet areas on the portal yourself.

The wider Century Immencity was announced in June 2026 as a mixed-use development of more than 50 acres in Jakkur with a planned built-up area of about 11 mn sq ft; the first phase, under construction, includes roughly 1 mn sq ft each of residential and commercial space (PropNewsTime, June 2026). Is Prestige Parklane RERA registered?

Prestige announced the launch of Parklane on 25 September 2026. It is in Devanahalli, about two minutes from the Satellite Town Ring Road, on 11.91 acres, with 1,788 homes in nine towers, 1, 2 and 3 BHK formats, about 4 acres of central landscaped greens and a 30,000 sq ft clubhouse. The launch announcement put the saleable area at about 1.7 mn sq ft and the gross development value at about ₹1,750 crore (JM Financial Services, 25 September 2026).

Prestige's own Q2 FY27 update, released on 13 October, lists Parklane at 2.69 mn sq ft (Business Upturn). We use the developer's figure and note that the two announcements differ; the registered area on K-RERA is the one that counts. The coverage we found did not quote a RERA number, so look the project up on the K-RERA portal by name and promoter before booking.

Where is KIADB Hardware Park, and what is Assetz building?

KIADB Hardware Park is in North Bengaluru, on the airport side of the city. Assetz says its parcel is about 15 minutes from Kempegowda International Airport. The 10 acres belong to Fairlark Sagar Enterprises Centroid, with Assetz as developer, and the release gives a minimum estimated saleable area of 1.68 mn sq ft (ThePrint/NewsVoir, 14 October 2026).

Gross development value, configuration and launch date were not disclosed. Until the project is registered with K-RERA, treat it as news only. North Bangalore new launch prices: published benchmarks

Brigade published starting prices for its North Bengaluru projects for the Brigade Showcase on 10 and 11 October 2026, with benefits on select projects (Brigade Group). The event is over, so treat the benefits as past offers; the starting prices remain useful benchmarks.

Why so many launches are in the north

JLL's Q2 2026 report says new residential supply in Bengaluru is concentrated along Bellary Road, followed by Hosur Road and Whitefield, and calls the Hebbal–Devanahalli corridor the main hub for new Grade A office and residential development (JLL, 14 August 2026). Cushman & Wakefield's Q1 2026 report put North Bengaluru at about 38% of the city's launches and East at about 57% (BW Businessworld via TradingView).

Concentration of launches means more choice and more competition among developers. It also means you should compare carefully across projects that look alike on brochures.

Is North Bangalore good for investment in 2026?

We do not forecast returns. What we can say is factual: the corridor is drawing large launches from established developers, office development is concentrated around Hebbal–Devanahalli per JLL, and starting prices now range from under ₹1 crore near Devanahalli to over ₹4 crore in Jakkur and Yelahanka on the developers' published figures.   • Compare carpet area, not super built-up area, across projects.
  • Ask for the full cost sheet: parking, club, maintenance deposit, GST and registration.
  • Visit at peak hour to judge the airport road and Hebbal traffic yourself.
