Updated 19 October 2026. We re-opened the minister's two most recent statements, the location reporting and a due-diligence note on KIADB acquisition. Most pages that rank for this search date from the project's launch in 2024–25 and describe the vision; this one adds the 2026 status, who has signed up, exactly where it sits on today's road network, and the land checks a buyer nearby should make. We make no price claims for land around KWIN City.
Where exactly is KWIN City?
KWIN City lies between Doddaballapura and Dabaspet in Bengaluru's north-west (Deccan Herald, 21 August 2026). Reporting from 2024 places it about 5 km from the planned Bengaluru–Pune greenfield expressway, with links to National Highways 44 and 648, and names Nelamangala, Dabaspet and Doddaballapur as the towns around it (Oneindia, 28 September 2024).
The road that ties these towns together already exists. The Dobbaspet–Doddaballapur bypass on NH-648, 42 km, is part of the Satellite Town Ring Road (STRR) and was inaugurated on 11 March 2024 with the 37.6-km Doddaballapur–Hoskote section (Swarajya, 11 March 2024). That ring is what connects this belt to Devanahalli and the airport side without entering the city. Our STRR status guide: STRR Bangalore 2026: Satellite Town Ring Road Status and Map
How big is KWIN City: 5,000 or 5,800 acres?
Sources differ, and we report both. In the Legislative Council in August 2026, the minister said KWIN City is being developed across 5,000 acres (Deccan Herald, 21 August 2026). Earlier coverage described a 5,800-acre city (Oneindia, 28 September 2024; Entrepreneur India, 13 February 2025). The difference may reflect phasing or land actually acquired, but no source we opened explains it, so rely on KIADB's notified survey numbers rather than either headline figure.
What is the status of KWIN City in 2026?
- August 2026: phase-one work under way and tendering complete, per the minister in the Legislative Council (Deccan Herald, 21 August 2026).
- 16 October 2026: review meeting. KIADB told to take up works on a war footing, round the clock, with progress reports every 15 days (Deccan Herald, 17 October 2026).
- Same meeting: the Industries Department to form a dedicated team working from the project site, and to resolve land acquisition, access-road and drainage issues on the spot.
- Investor facilities the minister listed: accommodation, a common facility centre, a sports complex, access roads, parks and electricity connections.
- February–March 2027: the minister's target for significant progress and the start of plot allotments. This is a stated target, not a notified schedule.
Which universities and companies are coming to KWIN City?
According to the minister, speaking in August 2026 (Deccan Herald, 21 August 2026):
- Toyota will set up an innovation centre.
- The Indian Institute of Science (IISc) and a campus of the National Law School of India University will come up.
- Six foreign universities have signed agreements with the state: Imperial College London, University of New South Wales, University of Liverpool, Lancaster University, La Trobe University and Flinders University. Imperial College London is to set up an innovation hub.
- The state is considering a 'built-to-suit' model, constructing buildings to an institution's needs for it to occupy for 30–40 years.
- Agreements signed are not campuses open. No source we opened gives an opening date for any of these institutions at KWIN City.
How far is KWIN City from Bengaluru airport?
Entrepreneur India puts it about 45 km from Kempegowda International Airport (13 February 2025); a 2024 report quotes a developer saying about 45 minutes (Oneindia, 28 September 2024). Both are approximate. The practical route is the STRR via Doddaballapur towards Devanahalli; test it at the hours you would actually drive.
Is it safe to buy land near KWIN City?
Large state projects bring land acquisition, and acquisition can catch a buyer who did not check. KIADB acquires land in phases. A survey number covered by a KIADB preliminary acquisition notification is effectively frozen for private development or resale, and an encumbrance certificate or khata will not show that notification (TalkingLands, 28 May 2026). TalkingLands sells a mapping tool, so confirm any such status with KIADB directly rather than relying on a commercial overlay.
A second, separate check: in September 2026 the state notified a road grid for Bengaluru Urban district areas outside the Greater Bengaluru Authority, linking taluk and hobli headquarters with the Peripheral Ring Road and the STRR, with some roads widened to 30, 45 or even 90 m. Land inside notified corridors must be kept vacant (ThePrint/PTI, 29 September 2026). Much of the KWIN belt lies beyond Bengaluru Urban, so first confirm which district and planning authority covers your survey number.
- Get the survey number and check it against KIADB's acquisition notifications, preliminary and final.
- Ask the planning authority for the zoning of that survey number under the current master plan.
- Check whether a notified road corridor or widening line crosses the land.
- For a layout plot, ask for the approved layout plan and the conversion order; for an apartment, the K-RERA registration and building approvals.
- Do not pay an advance on the strength of a brochure that names KWIN City. Distance from a future anchor is not the same as approval.
