Belathur is one of the main neighbourhoods around Kadugodi, in Whitefield's eastern part. It is better known for its schools than its offices, with the One World International School (OWIS) and several IB schools nearby,. Its Purple Line terminus, Whitefield (Kadugodi), is the most important fact for its prices.
Because many east Bengaluru buyers are priced out of the core Whitefield corridor, Belathur's appeal is clear: a station within reach and a lower price per sq ft. The risk is that the data on which that comparison rests is volatile.
Connectivity
A metro-distance finder (Yometro, via search results) puts the Whitefield (Kadugodi) station about 1.7 km from Belathur, around 17 minutes on foot. The Purple Line section from KR Puram to Whitefield opened on 26 March 2023, and Wikipedia records a state government announcement in November 2023 of a plan to extend the line to Hoskote. That extension is a stated intention, not a funded timetable, so do not count on it.
Housing.com's Kadugodi overview and propnewz list access to Whitefield, the ORR, Electronic City, Manyata Tech Park and Sarjapur Road as possible commutes, but the practical issue is simple: Belathur is at the eastern end of the line, so trips to central Bengaluru depend on the Purple Line's frequency and journey time.
Prices and projects
Square Yards (June 2026) shows an average asking price of about ₹7,400 per sq ft, down about 16% from a March 2026 peak of about ₹8,850. Ready-to-move apartments (19 projects) average about ₹8,000 per sq ft, down 3.8%; under-construction (four projects) about ₹9,250, up 9.7%; and one new launch about ₹6,100, down 27.6%. These swings, again, are about the mix of listings. The named projects are Ankuraa Meridian (about ₹10,450), Sekhar Oakwoods (about ₹9,900) and DB Lakven Visishta (about ₹8,450).
For comparison, the same page shows Whitefield near ₹14,500, Kadugodi near ₹10,250, Kannamangala near ₹10,000 and Kundalahalli near ₹9,950. Belathur is therefore a discount to its neighbours of roughly 25% to 50%.

Schools, hospitals and amenities
Search-result summaries of Belathur and Kadugodi pages name OWIS, Whitefield Global School and Vydehi School of Excellence as schools nearby, and Narayana Multispecialty Hospital and Columbia Asia Hospital among hospitals in the Kadugodi area. They also mention Inorbit Mall and Park Square Mall. Distances for each need confirming; Whitefield traffic means 'nearby' in kilometres can mean long drives in minutes.
Risks and what to check
- Price volatility: a 16% quarterly drop in an average, with a 27% fall for new launches, tells you the data is noisy. Do not use it to forecast.
- Under-construction delivery: possession shown as May 2027 is a developer target. Check the project's RERA updates and the latest construction photographs.
- Lake and drainage: we found no Belathur-specific flood or lake record. However, The News Minute has reported Whitefield and Varthur among the worst-hit areas in heavy downpours, so ask for flood history for your lane.
- Water: east Bengaluru's newer projects depend heavily on borewells and tankers. Ask for the developer's water-supply and STP arrangements in writing.
- Metro terminus effects: terminus-side stations can bring crowding or parking pressure around the station; visit at peak hour.
- Khata: verify that the plot and building are A-khata or e-khata; avoid revenue-site (B-khata) stock unless the price reflects that.
Who Belathur suits
Families who place international-school access first and want a metro option without Whitefield-core prices, and first-time buyers with a budget between ₹60 lakh and ₹1.5 crore who want a branded developer. It is less suitable for people who need a short commute to the ORR or Marathahalli offices, or investors counting on a steady price rise.
Our verdict
Belathur is a credible value pocket if you value schools and a station within walking distance, but its prices are moving and its data is noisy. Compare a ready flat at about ₹8,000 per sq ft against an under-construction one at about ₹9,250, factor in GST on the latter, and weigh possession risk. Visit during the rains and at the Purple Line's morning peak.
