Gottigere is a suburb on the southern periphery of Bengaluru, along Bannerghatta Road and bordered by the NICE Road, named after its lake (per Wikipedia). Next door, the Pink Line's Kalena Agrahara terminus was formerly called Gottigere station, so most of the metro story is covered in our Kalena Agrahara guide. Here we focus on what is distinct about Gottigere itself: the type of stock, how it is priced, and what to check before signing.

What is actually on sale

An Address of Choice guide we read (October 2026 data) listed 47 independent floors, one villa and no apartments among its Gottigere listings, which hints at the character of the market: many resale builder floors and individual houses, with fewer big-township apartment launches than neighbouring Hulimavu or Begur Road. That page shows listing counts from one broker site and is not a market census, so treat it as a texture check.

Named projects on listing pages include GRC Sapphire Spring (2 and 3 BHK, 720-1,080 sq ft carpet) and Esteem South Park (2 and 2.5 BHK, 814-1,200 sq ft built-up). PropertyPistol shows Sapphire Spring from ₹96 lakh at about ₹13,330 per sq ft with roughly one year to possession, and Esteem South Park from about ₹67 lakh at about ₹8,230 per sq ft. Address of Choice shows the Sapphire Spring entry at ₹93.56 lakh, a small conflict that is common between portals.

Prices and how to read them

PropNewz, citing 99acres in mid-2026, put the Bannerghatta Road corridor average near ₹9,650 per sq ft, with a range of ₹6,500-₹14,150, and said the southern pockets such as Gottigere were the most affordable with fewer listings. The two project examples above sit at the low and high ends of that band, which tells you how much product type matters: an Esteem apartment and a boutique-developer apartment can differ by 60% in rate for similar sizes.

Address of Choice's October 2026 page also shows high per-sq-ft figures for independent houses (about ₹19,770) and villas (about ₹20,730). Those are per sq ft of land or built-up depending on the listing, and should not be compared with apartment rates. For a builder floor, the sound approach is to price the land share and the built-up area separately, which is how an independent valuer would.

We did not find a rent figure for Gottigere that we trust, so none is quoted.

Schools, colleges and hospitals

We found no named K-12 school list for Gottigere in the sources, so confirm the schools you would use and their transport routes directly.

  • Colleges named on Wikipedia: AMC Engineering College and T. John College. Address of Choice adds Dr. Ram Manohar Lohia College of Law and Prince College of Education.
  • Hospitals named by Address of Choice: Vijayashree Hospitals, Divyasree Speciality Clinic and Deepasri Multispecialities Hospital. Bigger hospital complexes, including Apollo and Jayadeva, are further up Bannerghatta Road (per PropNewz).
  • Local landmarks on Wikipedia include Bhora Layout, a Brahma Kumaris ashram, Atom Sports Arena and the lake walking area.

Connectivity

Bannerghatta Road carries the traffic; NICE Road gives a peripheral link to Kanakapura Road, Mysuru Road and Hosur Road (per Wikipedia's description of the corridor). The Pink Line's elevated stretch, 7.5 km from Kalena Agrahara to Tavarekere, was reported on 2 September 2026 to be awaiting safety inspection and an inauguration date (ETV Bharat). The two stations are close enough that Gottigere residents are in practice Kalena Agrahara users, but check the road distance rather than the map distance, as the NICE Road edge can make straight-line distances misleading.

Pros and cons

  • Pro: more affordable entry than most of Bannerghatta Road, with a lake and a quieter residential feel.
  • Pro: independent floors give a bigger land share than an apartment of the same price, which matters over a long hold.
  • Con: resale stock often comes with title chains, building approvals and khata histories that vary house by house.
  • Con: social infrastructure is thinner than the established parts of the corridor, and last-mile roads can be narrow.
  • Con: metro timing risk, as described in the Kalena Agrahara guide.

Due diligence for builder floors

  • Request the A-khata and e-khata, the latest tax receipt, the sanctioned plan, the commencement and occupancy certificates, and compare the built structure to the plan.
  • Ask for the encumbrance certificate for at least 30 years and check the mother-deed trail.
  • Check that the water source is stated clearly: Cauvery connection versus borewell. Whether a specific street has a Cauvery connection, or when it will, is a ground-level question to confirm with BWSSB.
  • If the property is part of a former revenue site or an old layout, confirm the layout's approval status.

Who it suits, and our view

Gottigere suits families who want more space per rupee than central south Bengaluru, work along Bannerghatta Road or Electronic City, and are comfortable doing legal diligence on resale stock. It is a harder fit for buyers who want amenity-heavy townships or a certain, short commute to the centre.

Verdict: a value-oriented, local market. The data is thin and inconsistent, so rely on a lawyer, a valuer and two or three direct comparables rather than a portal average.
