A new 1 BHK flat in Chennai costs from about ₹35–37 lakh in 2026 on Property Point listings, at Urbanrise The World of Joy in Guduvanchery and Casagrand Castle in Manapakkam, for roughly 610–620 sq ft. Most new 1 BHKs sit between ₹40 and ₹70 lakh. Under ₹30 lakh usually means resale or the outer fringe.
Updated 12 October 2026. Project prices, sizes, possession dates and RERA numbers are Property Point listings (developer information, indicative, October 2026). A listed starting price is the smallest unit; ask for the 1 BHK line on the developer's current price sheet.
Why are new 1 BHK flats scarce in Chennai?
Developers are building larger homes. In ANAROCK's Q2 2026 Chennai report, 45% of new supply was priced at ₹80 lakh to ₹1.5 crore and 32% at ₹40–80 lakh, at an average quoted base price of ₹7,250 per sq ft. At that average, a 600 sq ft 1 BHK is about ₹43.5 lakh before GST and registration (our arithmetic).
On our books, 11 of 177 Chennai projects list a 1 BHK, and only a handful are current and priced. That is why the 1 BHK map is a map of the southern and western edges, with a few exceptions in the north.

Can you buy a 1 BHK flat in Chennai below 30 lakhs?
Not in a new project on our books; our lowest is about ₹35 lakh. Portals do list a few new 1 BHKs just under ₹30 lakh on the far edges: HomeBazaar showed a 525 sq ft unit at Urbanrise Revolution One in Padur at ₹29.89 lakh and a 452 sq ft unit at Shriram Divine City in Mangadu at ₹25 lakh when we checked on 12 October 2026. Otherwise, sub-₹30 lakh 1 BHKs are resale flats, usually older and smaller.
If the budget is fixed at ₹30 lakh, compare a resale 1 BHK closer to work with a plot on the fringe; our ₹40 lakh page covers both: Under 40 Lakh, Chennai
Which areas suit a 1 BHK in Chennai?
- GST Road (Guduvanchery, Vandalur): the lowest entry prices and suburban rail; ANAROCK's Guduvanchery rate was about ₹5,480 per sq ft in Q2 2026. Guduvancheri, Chennai
- Southern OMR (Semmancheri, Karapakkam, Kelambakkam): closest to the IT corridor, where single professionals rent. Kelambakkam, Chennai
- West (Manapakkam, Porur): near the airport, Porur and Guindy. Manapakkam, Chennai
- North (Korattur, Madhavaram): established neighbourhoods with metro lines under construction. Madhavaram, Chennai
Is a 1 BHK in Chennai a good investment? The rent it must earn
Work backwards from the price. To earn a 4% gross yield, a ₹35 lakh flat must rent for about ₹11,700 a month, a ₹45 lakh flat for ₹15,000 and a ₹60 lakh flat for ₹20,000 (our arithmetic).
Now compare ANAROCK's Q2 2026 rents for a full 2 BHK of 1,000 sq ft: ₹15,000–22,000 a month in Guduvanchery, ₹18,200–25,500 in Perumbakkam, ₹13,300–18,000 in Avadi and ₹19,300–27,000 in Perambur. A 1 BHK normally rents below a 2 BHK in the same area, so these ranges are a ceiling, not a forecast. A ₹35–40 lakh 1 BHK on GST Road can plausibly clear 4%; a ₹60–70 lakh 1 BHK usually cannot. Resale reality and the checks that matter
- Resale depth: the next buyer of a 1 BHK is usually an investor or a first-time owner on a tight budget, so it can take longer to sell than a 2 BHK in the same project.
- Size: a 416–640 sq ft listed size is often super built-up. Ask for the carpet area in writing: Carpet vs Built-Up vs Super Built-Up Area: What You Actually Pay For
- GST: an under-construction flat pays 1% if it is affordable housing (carpet area up to 60 sq m and value up to ₹45 lakh) and 5% otherwise; a completed flat sold after its completion certificate pays none. GST on Under-Construction Property in 2026, Explained
- Stamp duty: a new flat pays 4% up to ₹50 lakh plus 2% registration; a resale flat pays 7% plus 2%. Chennai stamp duty calculator
- Possession: read the registered completion date on rera.tn.gov.in, not the brochure. Documents: UDS, Patta, Chitta and EC Meaning in Tamil (2026): Buyer's Guide
- Senior-living projects: Ashiana Swarang (Nemmeli) and TVS Emerald Serene Springs (Thaiyur) also list 1 BHKs, but they are designed for seniors; see Retirement Homes in Chennai (2026): Senior Living Projects to Buy
