An individual house in Chennai under ₹50 lakh is realistic in 2026 only on the fringe, along GST Road past Guduvanchery, towards Oragadam or Thirumazhisai, and usually as a plot you build on or an older resale house. In the city, land alone costs more. New independent homes from developers are gated villas, and on our books all but one start at about ₹1.1 crore or more.

Updated 12 October 2026. Project names and prices below are from Property Point listings (developer information, indicative, October 2026). Prices change with each developer's price sheet, so read every figure as an entry point and confirm it before you plan around it.

Why is new supply in Chennai mostly flats and villas?

Because land is the expensive part, and developers spread it across many homes. In ANAROCK's Chennai Q2 2026 report, the city saw about 5,300 new units launched, at an average quoted rate of ₹7,250 per sq ft on super built-up area. Of those launches, 45% were priced between ₹80 lakh and ₹1.5 crore and 32% between ₹40 lakh and ₹80 lakh. That is an apartment market.

Stand-alone houses are rarely a developer product. They are built by owners on their own plots, or sold as gated villas, where a developer builds a cluster of houses with shared roads, security and a clubhouse. If you want a house that is new, the two practical routes are a gated villa or a plot plus your own construction. Everything else is resale.

What does an independent house cost: land plus construction

A simple way to test any budget is to add the land price to the build cost. Brick & Bolt, a Chennai home-construction firm, publishes package rates of ₹2,355 to ₹3,190 per sq ft for Chennai (checked 12 October 2026). A 1,000 sq ft house at the lowest package is therefore about ₹23.5 lakh before the plot, approvals and registration.

Plot rates on our books show how much the land side moves with the address. These are plotted layouts that list layout RERA numbers; check each on rera.tn.gov.in.

Independent house under 50 lakhs in Chennai: where it is realistic

Read the arithmetic above against the government's own floor. Guideline values, revised from 1 July 2024 and published by TNREGINET, set the minimum value for stamp duty. Our summary of those values gives a median of about ₹2,200 per sq ft of land across Medavakkam's streets, ₹2,725 in Perumbakkam, ₹3,960 around Porur and ₹11,500 in Anna Nagar. In Anna Nagar, one ground (2,400 sq ft) at the median guideline value is about ₹2.76 crore of land before any market premium. Look up the exact street: Chennai guideline values

So the budget map runs outward. Under ₹50 lakh, look at plots in Guduvanchery, Oragadam and the GST Road fringe with a modest build, or older resale houses in the outer suburbs. From ₹60 lakh to ₹1 crore, a plot-and-build in Tambaram, Thirumazhisai or the Kelambakkam side becomes possible. Above ₹1.1 crore, gated villas open up in Medavakkam, Navalur and Siruseri. Inside the city, an independent house is generally a resale purchase of several crore.

Buying a resale independent house: what changes

Most listings for an individual house under ₹50 or ₹60 lakh on the portals are resale. Resale removes construction risk, but it moves the risk to paperwork and the building's age. Ask for the approved plan and compare it with what was built, because extra floors or covered setbacks are common in older houses and can be hard to regularise. Check the property tax receipts in the seller's name, and the water and drainage connections. Registration on a resale house is 7% stamp and transfer duty plus 2% registration, charged on the higher of the agreed price and the guideline value. Calculator: Chennai stamp duty calculator

The checks before you buy an individual house in Chennai

  • Patta and chitta, or the TSLR extract inside surveyed city areas, in the seller's name for the exact survey number and extent. View it yourself on eservices.tn.gov.in. Explained: Patta Chitta Online: Check, Transfer, Fees, TSLR, DTCP & CMDA (Chennai 2026)
  • Encumbrance certificate (EC) from tnreginet.gov.in, which lists registered sales and mortgages on the property. Ask your lawyer how many years to search; 30 years is a commonly used period, and the chain of title should cover it. Guide: The Encumbrance Certificate: Why It Protects Your Purchase
  • Layout approval: CMDA inside the Chennai Metropolitan Area, DTCP outside it. An unapproved layout makes loans and services harder.
  • Building approval for the house itself. Since July 2024, Tamil Nadu has allowed instant self-certified permits for ground or ground-plus-one homes on plots up to 2,500 sq ft, with up to 3,500 sq ft built and a 7 m height limit (The Realty Today, 24 July 2024). For a resale house, ask which route the original permit used.
  • Completion certificate. Tamil Nadu's March 2024 amendment exempts residential buildings of up to eight dwelling units within 750 sq m from needing one (Outlook India, 13 March 2024); larger buildings still need it for water and power connections.
  • Guideline value for the street, since stamp duty is charged on the higher of it and your price.
  • Flood exposure. Guduvanchery, Perungalathur, Tambaram and Mudichur were among areas inundated in December 2015. Check how close the plot is to a lake or channel and visit after heavy rain: Flood Prone Areas in Chennai 2026: Area-by-Area Check Before You Buy
