Before you register
- The 2023 change for new flats
- Since 1 December 2023, a new flat from a builder is registered on one composite deed for land and building, instead of a separate land (UDS) sale deed and construction agreement. Buyers whose construction agreement was registered by 30 November 2023 can set off what they already paid, under a December 2025 order.

What is the stamp duty in Chennai in 2026?
7% on a resale (5% stamp duty plus 2% transfer duty), plus a 2% registration fee, as TNREGINET lists. A new flat from a builder on a composite deed pays 4% duty up to ₹50 lakh, 5% up to ₹3 crore and 7% above, plus 2% registration.
