Updated 12 October 2026. This guide is for buying. Old age homes and assisted-living residences are usually rented or paid for monthly and are not covered here. Project facts are from the developers' and operators' own pages and named news reports; our listing prices are Property Point listings (developer information, indicative, October 2026). Our general India guide: Senior Living & Retirement Homes in India: A Guide
What is a senior-living home, and how is it different from an old age home?
A senior-living or retirement community is housing you buy, designed for older residents, with a services operator on site: step-free design, emergency response, a clinic or nurse, dining and activities. An old age home or assisted-living residence is a care service, usually paid monthly, with no property bought.
The Ministry of Housing and Urban Affairs issued Model Guidelines for Development and Regulation of Retirement Homes in 2019, which define a resident as a person aged 60 or over and propose a tripartite agreement between the developer, the service operator and the buyer (Moneylife). They are a model for states to adopt; we found no Tamil Nadu rules adopting them, so ask each project what agreement you will sign.

What do retirement homes in Chennai cost?
Published prices are few. TVS Emerald Serene Springs starts at ₹74 lakh for a 1 BHK on the developer's page; our listing for Ashiana Swarang starts at ₹84 lakh. Other operators quote on request. On top of the price, expect a monthly service or maintenance charge for the operator's services and, in many projects, a separate charge for meals. Ask for both in writing, with the escalation clause.
Stamp duty on a new flat bought from the developer is 4% up to ₹50 lakh and 5% from ₹50 lakh to ₹3 crore, plus 2% registration: Chennai stamp duty calculator
Why are senior-living projects on Chennai's southern edge?
Land. A low-rise, step-free layout with a clinic, dining hall and garden needs more ground than a standard tower, and larger parcels are available along OMR beyond Kelambakkam, ECR beyond Neelankarai and GST Road. The trade-off is distance from family and from the large hospitals in the city, so check the drive to the nearest multi-speciality hospital at the times you would need it. What should you check before buying a retirement home?
- The agreement: who is the developer, who is the services operator, and what does each promise. Ask whether a tripartite agreement is offered.
- Healthcare: what is on site (nurse, doctor on call, ambulance), which hospital the operator has a tie-up with, and how far it is.
- Charges: the monthly service fee, what it includes, how it rises, and what happens if it is unpaid.
- Resale and letting: whether you can sell or rent to anyone, or only to residents above a set age, and whether the operator helps with resale. This decides how easily your children could sell later.
- Inheritance: what happens to the home if the heir is younger than the community's age rule.
- RERA: check the registration and completion date on rera.tn.gov.in, as for any flat.
- Visit and stay: spend a day, eat a meal, and talk to residents before you commit.
Is a senior-living home a good investment?
Treat it as a home first. The buyer pool for resale is narrower than for an ordinary flat, and any age rule narrows it further. The value lies in the services and community; a family that wants an investment as well may prefer an ordinary flat near family and a care arrangement as needed.
