Egattur is an OMR address near the Navalur-Siruseri stretch. A naming note first: Wikipedia lists two Egattur villages, one in Tiruvallur district and one in Kanchipuram district, so make sure a listing means the OMR Egattur. Wikipedia's Siruseri entry places the main Siruseri bus stop on OMR between the Padur and Egattur areas.

It is known less for being a neighbourhood than for being a township address. HomeBazaar's Egattur listings, last updated between August 2025 and June 2026, are dominated by branded projects including Hiranandani Verona, Hiranandani Octavius and Emami Tejomaya, plus an office development, Pacifica Tech Park.

Connectivity and the metro

No Corridor 3 station is named Egattur. The nearest listed stations on Wikipedia's Purple Line article are Navallur, Siruseri and SIPCOT 1, all elevated with an expected opening of December 2027. Square Yards says the elevated OMR stretch has slipped from June 2026 to around December 2026, and Swarajya (8 February 2026) said pockets between Sholinganallur and Siruseri were slower than the stretch to the north. Do not assume a station within walking distance; check the actual route and station locations.

The Hiranandani Octavius listing on HomeBazaar says OMR is about 4 minutes away, TCS about 10 minutes and Chettinad Hospital about 15 minutes. These are the portal's claims and depend on traffic, so test them at your own commute hour.

DT Next (26 September 2026) reported that the Poonamallee to Vadapalani stretch, a Corridor 4 section, was likely to open on 11 October. It does not serve this area.

What the listings show

  • Hiranandani Octavius: 2 BHK of 708 sq ft at ₹74.76 L and 3 BHK of 1,050-1,056 sq ft at ₹1.11-1.12 Cr, with an in-house school and supermarket described in the listing. By our arithmetic that is roughly ₹10,500-10,600 per sq ft.
  • Hiranandani Verona: 2 BHK of 1,027-1,053 sq ft, price on request in the listing.
  • Emami Tejomaya: four 27-storey towers on 8.35 acres, per a listing last updated August 2025.

Price levels, Q3 2026

Magicbricks' Q3 2026 data (updated October 2026) gives Egattur an average asking price of ₹10,181 per sq ft for multistorey apartments, up 6% quarter on quarter, within ₹7,314 to ₹13,049. That is the highest average among the OMR-south localities in our series, above Karapakkam (₹10,015), Sholinganallur (₹8,459) and Navalur (₹8,034).

Our interpretation, which is an inference rather than a sourced fact, is that the average is lifted by large branded townships rather than by the surrounding land. If you compare an Egattur flat with a Navalur or Siruseri one, you are comparing different tiers of product. Ask what the premium pays for: specification, in-house school, club, track record, or just the brand.

A project listed on Property Point

  • DRA iHEART by DRA Homes (listed as Navalur, Egattur): 3 and 4 BHK apartments, ₹1.44 Cr to ₹2.65 Cr, new launch, possession listed July 2033, RERA TNRERA/35/BLG/0293/2025. HomeBazaar (14 May 2026) described a 1,895 sq ft 3 BHK there at ₹2.01 crore and the project as right opposite SIPCOT IT Park. Confirm the 2033 date with the developer.

Risks to weigh

  • Flooding: Verified.RealEstate's third-party flood guide does not name Egattur individually, but it describes the Siruseri-Navalur belt as a lake-backflow zone rated High to Very High. Egattur is adjacent, so ask residents of any building you shortlist how it fared in the last heavy monsoons.
  • Premium for brand: you may pay a township premium; check what is already built versus promised.
  • Naming confusion: verify the village, local body and RERA registration against the actual survey number.
  • Metro: no named Egattur station; dates unconfirmed.

Who it suits and our view

Egattur suits buyers who want a branded, amenity-led gated community near the SIPCOT employment belt and are willing to pay more per sq ft than at Siruseri or Navalur. It is less suited to value-seekers.

Our view: a premium pocket with good developers but limited independent data. Insist on carpet-area pricing, a written possession date and a flood history conversation with current owners.
