How do the three compare on price?

  • Bannerghatta Road: ₹11,400 per sq ft (Magicbricks); ₹12,450 on Square Yards (June 2026 quarter), up from ₹11,950 in December 2025. It rose from 7th to 5th in searches over the quarter (Magicbricks).
  • Kanakapura Road: ₹10,800 (Magicbricks); ₹12,000 on Square Yards, up from ₹10,800 in December 2025, the sharpest rise of the three in that data.
  • JP Nagar: ₹12,300 (Magicbricks); ₹11,350 on Square Yards. Most stock is resale; Square Yards mixes new and resale, which explains the lower figure.

Metro: what is open and what is pending

  • Kanakapura Road: the Green Line is open to Silk Institute, with the line running 33.46 km across 32 stations (Wikipedia, Green Line).
  • Bannerghatta Road and JP Nagar: the Pink Line's 7.5 km elevated section from Kalena Agrahara to Tavarekere has six stations, including Hulimavu, IIMB and JP Nagar 4th Phase. Its final CMRS inspection ran 6–8 October 2026, and as of 19 October it awaited authorisation to operate, with an opening expected in late October or early November (bengalurumetro.in; NativePlanet, 8 October 2026). No official date had been announced.
  • JP Nagar also sits on the planned Orange Line (JP Nagar 4th Phase–Kempapura), a Phase 3 corridor with a reported deadline of April 2032 (Deccan Herald).

Who each area suits

  • Bannerghatta Road: buyers working at the Bannerghatta Road and Bommanahalli offices or in central Bangalore, who can wait a few weeks for the Pink Line's first stretch and want the most sub-₹1 crore new choices in the south.
  • Kanakapura Road: buyers who want a working metro today, larger floor plates for the money, and greener surroundings towards the Art of Living campus.
  • JP Nagar: buyers who want an established neighbourhood with schools and hospitals already in place, and who are comfortable buying resale or paying more for scarce new supply.

What to do now

  • If you are near a Pink Line station, do not pay a premium for an opening date that is not yet official. Use the current Square Yards and Magicbricks rates as your anchor.
  • On Kanakapura Road, check whether the project is inside the BBMP/GBA limits or under BMRDA, which affects khata and property tax.
  • Walk the last kilometre. Several Kanakapura Road projects sit 1–3 km off the main road; check the approach road width.
