Vasanth Nagar sits at the centre of Bengaluru's old cantonment, next to the golf club, the Palace Grounds and the cricket stadium. It is one of the few places where you can buy a very large apartment with a view of open land, a few minutes from the business district. It is also among the costliest, and its inventory is limited to a handful of well-known buildings.

Where it is and what surrounds it

Homebazaar's project pages for Prestige Edwardian (Edward Road) and Prestige Kenilworth (Millers Road) describe the neighbourhood as bounded by the Bangalore Golf Club, Palace Grounds and the Bangalore Cantonment, with the M. Chinnaswamy Stadium, Bangalore Palace and the National Gallery of Modern Art nearby (PIN 560051). Cunningham Road, covered in a separate guide, forms the commercial spine of the same neighbourhood.

That setting is the main source of value. Open land on one side, a stadium and golf course nearby and a central address are all hard to replicate.

Housing stock

The market is built around a small set of premium buildings, mostly by large developers, plus older apartment blocks and a few independent houses.

  • Prestige Edwardian, Edward Road: Homebazaar lists 4 BHK homes with carpet areas of 4,750-5,855 sq ft on one acre with 13 storeys, ready for possession, with prices from ₹10.45 crore (page updated 4 February 2025).
  • Prestige Kenilworth, Millers Road: 3 BHK homes with carpet areas of 2,190-2,208 sq ft on 0.8 acres, from ₹8.9 crore, ready for possession (page updated 6 August 2025).
  • Square Yards' Vasanth Nagar sale page lists Embassy Woods (3 BHK from ₹4.25 crore), Brigade Sonata (3 BHK, ₹4.00-5.28 crore), Assetz Homes Stratos (3 BHK from ₹3.80 crore), The Embassy (3 BHK from ₹4.38 crore) and Mahogany Apartments (4 BHK, ₹11-14 crore). The portal also lists builder floors, independent houses, villas and penthouses.

Prices: the range is enormous

Square Yards shows an average asking price of about ₹29,250-29,350 per sq ft for Vasanth Nagar apartments, with a rental average of ₹54 per sq ft and monthly rents of ₹57,500 to ₹3.5 lakh for 2- to 5-BHK homes. A search summary of another portal gave ₹28,697 per sq ft for August 2026, and a lower ₹19,367 per sq ft for the Edward Road stretch in 2026. The difference between those two shows how much the street and the building matter.

Note also that Homebazaar quotes Edwardian and Kenilworth prices on carpet area, while many portals quote super built-up area. A ₹10.45 crore price for 4,750 sq ft of carpet is about ₹22,000 per sq ft of carpet. That is our arithmetic from the portal's figures, and it is not a market rate; it simply shows that carpet-area pricing runs well above the locality's average super built-up rate.

For context on the scale of top-end deals in central Bengaluru, Zapkey data reported by The Realty Today shows a 7,065 sq ft carpet-area penthouse at 27 Summit, Sampangiram Nagar, selling for ₹54.38 crore in May 2025, or about ₹77,000 per sq ft carpet area. That is a different, much more expensive tower and not a Vasanth Nagar transaction, but it frames how far the ultra-luxury end can run.

Connectivity and daily life

  • Roads: Cunningham Road, Millers Road and Edward Road link the area to the CBD, the Palace Road corridor and Hebbal. Traffic around the stadium on match days and at office rush hour is slow.
  • Metro: the sources we read describe convenient metro access without naming a station for specific streets. The Purple Line's Cubbon Park and MG Road stations are the nearest large interchanges for the wider central area, but check the distance from each building. The Pink Line underground includes an MG Road interchange and a Shivaji Nagar station, targeted for March 2027 (Native Planet, 2 October 2026).
  • Clubs and open space: the Bangalore Golf Club and Palace Grounds border the area, per Homebazaar.
  • Schools and hospitals: the central cluster near Lavelle Road and Richmond Town offers St. Joseph's Indian High School and Fortis, Vikram and HOSMAT hospitals according to Square Yards; Vasanth Nagar itself relies on this wider ring.

Risks and trade-offs

  • Price opacity. Average asking figures hide a very wide spread and have limited use. Compare sold prices per sq ft of carpet for the same building and floor.
  • Carpet versus super built-up. Always convert quotes to a common basis before comparing.
  • Thin liquidity. A ₹9-14 crore apartment may take months to sell. Think of this as a long-hold purchase.
  • Maintenance cost. Large premium flats come with high monthly maintenance and corpus contributions. Ask for the current figure and the sinking-fund balance.
  • Older stock and titles. For older apartment blocks and independent houses on cantonment-era plots, ask a lawyer to review the chain of title, sanctioned plan and encumbrance certificate, and any joint-development agreement.
  • Traffic and event days. Match days around the stadium and evening peak around Cunningham Road can complicate daily movement.

Who it suits

Vasanth Nagar suits senior executives, business owners and families who want a large, ready apartment in a central, green setting and who care more about location and address than about a long amenity list. It suits long-term holders who are not trying to time the market. It is less suited to first-time buyers or those hoping for a quick resale gain.

Verdict

Vasanth Nagar is a prime-of-prime central address with real scarcity but very little pricing transparency. Do the comparison on carpet area and registered resale prices, inspect maintenance costs, and accept that you are buying for the long run. Within this guide's set of central neighbourhoods, it is the most expensive to enter.
