Updated 26 October 2026. We read the developer's announcements as reported, the listing pages that rank for this project, and the TNRERA building register. This guide separates what Urbanrise has said from what portals show, and lists what a buyer should confirm before converting an EOI into a booking.

What has Urbanrise announced about Thirumazhisai?

  • Pre-launch opened in late July 2026. More than 250 homes were reserved within seven days of the window opening (Realty n More, 28 July 2026; PropNewsTime, updated 2 August 2026).
  • Scale of the first rollout: more than 1,000 apartments, all 2 and 3 BHK, with more than 100 lifestyle amenities (Realty n More, 28 July 2026).
  • Demand update: more than 600 EOIs, announced 8 October 2026. The report does not say how many EOIs have become confirmed bookings (PropNewsTime, 10 October 2026).
  • Not yet published by the developer: land area, tower count, price list, RERA registration number and completion date (PropNewsTime, 10 October 2026).

Urbanrise Thirumazhisai price: what the listings show

Until Urbanrise publishes a price sheet, the only numbers are from listing portals. ChennaiProperties shows a base price of ₹65 lakh for a 920 sq ft 2 BHK and ₹95 lakh for a 1,285 sq ft 3 BHK, an average of ₹7,230 per sq ft, plus other charges (ChennaiProperties, read 26 October 2026). On those figures the 2 BHK works out to about ₹7,065 per sq ft and the 3 BHK to about ₹7,393 per sq ft (our arithmetic).

Treat these as indicative. 'Other charges' in Chennai usually include car parking, club membership, corpus fund, maintenance deposit, GST on the construction share and registration on the undivided share of land, and together they can move the final cost materially. Ask for an all-inclusive cost sheet before paying anything beyond a refundable EOI.

Size, towers and possession: what is known

  • Land and units on the portal: 11.89 acres and 2,159 units in all, stilt + 18 floors (ChennaiProperties, read 26 October 2026). The developer's own statements cover only the first phase of 1,000+ homes.
  • Possession on the portal: September 2029 (ChennaiProperties). Property Point's project page currently shows December 2029 from developer material. Neither is a registered date; the binding date will be the one declared to TNRERA.
  • Address on the portal: 5th Cross Street, SIDCO, Thirumazhisai, Chennai 600124 (ChennaiProperties).

Is Urbanrise Thirumazhisai RERA registered?

Not that we could confirm. A listing portal shows a registration number in the format TN/02/Building/0086/2023 (ChennaiProperties), but we could not match that number to this pre-launch. We also searched the TNRERA register of 2026 building projects on 26 October 2026 and found no entry for an Urbanrise project in Thirumazhisai.

Under RERA a project cannot be advertised, marketed or sold until it is registered. An EOI is not a sale; keep it refundable, keep the receipt, and do not sign an agreement or pay a percentage of the price until the TNRERA number is issued and you have read the approvals linked to it. Thirumazhisai location and connectivity

  • Metro: the developer describes the site as about five minutes from Poonamallee Bypass Metro station (Realty n More, 28 July 2026). That station is the western end of the Poonamallee–Vadapalani stretch of Phase II, which opened on 11 October 2026 with 11 stations over about 15 km (DT Next, updated 12 October 2026).
  • Metro hours: services start at 6 am from 23 October 2026 (Deccan Chronicle, October 2026; our guide: Chennai Metro Poonamallee–Vadapalani Timings: 6 am From 23 Oct).
  • Road and bus: the developer cites the Outer Ring Road, the upcoming Kuthambakkam bus terminus and the Chennai–Bengaluru Expressway, with access to Porur, Guindy, Anna Nagar and the Sriperumbudur industrial belt (Realty n More; PropNewsTime).
  • Station choice: our Poonamallee station guide explains which of the three Poonamallee stops suits which address: Poonamallee Metro Station Guide: Which of the 3 Stops to Use

Who is this likely to suit?

On the portal prices, this is a sub-₹1 crore 2 and 3 BHK proposition on the city's western edge, aimed at buyers working in Porur, Guindy or the Sriperumbudur–Oragadam manufacturing belt who want metro access at Poonamallee. It is a large community, so expect a long build in phases. Families who need a home within two years should compare it with ready or near-ready stock nearer Porur.

Five checks before you convert an EOI

  • TNRERA number, and the CMDA planning permission and local-body building permission linked to it.
  • Which phase and tower your flat is in, and that phase's registered completion date.
  • All-inclusive cost sheet, including car park, corpus, maintenance and GST.
  • Refund terms of the EOI in writing, including the timeline.
  • Land and drainage: Thirumazhisai sits in a low-lying western belt, so visit after heavy rain and ask about storm-water design. Background on the area's land-pooling plans: Thirumazhisai Land Pooling 2026: 5 of 7 Schemes Dropped
