Updated 23 October 2026. We read the embassy's 21 October press release and its 2026 attestation fee schedule. Our 21 October POA guide listed Dubai Investment Park-I as a Dubai option; that centre is now closed. This note gives the current list and what it means if you are signing a POA for a home in India.
Which centres closed on 22 October 2026?
- Musaffah: Capital Mall, Mohammed Bin Zayed City, Abu Dhabi.
- Al Reem: Wafra Square Offices, Level 1, Al Reem Island, Abu Dhabi.
- Dubai Investment Park-I: Bayan, Green Community Village, Dubai.
- Sharjah Al Majaz: Bell Rashid Towers, Corniche Street, Al Majaz 1, Sharjah.
- Source: Embassy of India, Abu Dhabi, press release dated 21 October 2026. The network falls from 16 to 12 centres (Embassy press releases of 21 July and 21 October 2026).
The 12 centres still open
- Abu Dhabi: Al Danah (Al Ghaith Tower, Hamdan Bin Mohammed Street).
- Al Ain: Al Khibeesi.
- Al Dhafra: Madinat Zayed and Ghayathi (Ghayathi Mall).
- Dubai: Bur Dubai (UW Mall, Al Mankhool, Khalid Bin Al Waleed Road), now the only centre in Dubai.
- Sharjah: Indian Association Building, Al Estiqlal Street.
- Northern Emirates and east coast: Ajman, Umm Al Quwain, Ras Al Khaimah, Fujairah, Kalba and Khor Fakkan.

How to book, and what it costs for a property POA
- Booking: appointments are made on consularsevainuae.com and are released at 9 AM and 9 PM daily (Embassy press release, 21 July 2026).
- Fee: AED 80 to attest a document on the sale, purchase, power of attorney, mortgage, transfer or gift of real estate; AED 155 if the Consular Officer drafts or helps draft it (Embassy attestation fee structure 2026, items 1A and 1B).
- Service charge: AED 19 including VAT, payable to Al Hind (Embassy press release, 21 July 2026). A ready-drafted property POA therefore costs AED 99 at the counter (our sum).
- Hours and walk-ins: centres are reported to open 8 am to 6 pm, with entry 15 minutes before your slot; walk-ins are reported only for cases such as Tatkal passports and applicants over 60 (Travels Dubai, 21 October 2026). Property POAs need an appointment.
If you had a slot at a closed centre
Book again at one of the 12 centres. Slots for Dubai residents now all run through Bur Dubai, so expect tighter availability there; Sharjah's Indian Association centre and Ajman are the nearest alternatives. If a sale or registration date in India is close, tell the developer or your attorney now so the date can move if needed.
What happens to the POA once it is attested
- A POA signed abroad must be executed before and authenticated by an Indian Consul or Vice-Consul, or a notary (Registration Act, s.33(1)(c)).
- Once it reaches India it must be stamped within three months. In Karnataka, the Deputy Commissioner adjudicates it for a ₹100 fee (Indian Stamp Act s.18; Karnataka Stamp Act ss.18 and 31).
- Draft the POA to the state's format before you sign. A specific POA (for one flat, naming the project and unit) is easier to accept at the sub-registrar than a broad general one.
- Full process, with Saudi and other Gulf fees: Power Of Attorney For Property and Power of Attorney from Dubai for Property in India (2026).
What a UAE buyer should do now
- Check your appointment on consularsevainuae.com; if it was at a closed centre, rebook.
- Carry the original POA unsigned, your passport and Emirates ID copies, and photographs; sign only before the officer.
- Courier the attested POA to India early, so the three-month stamping window is not squeezed.
- Ask your developer whether they need the POA by a date, and in what format.
- UAE desk and Bangalore guides: Uae, Gulf, Whitefield, Devanahalli.
