Updated 26 October 2026. We read DAC's launch announcement, the TNRERA registration entry and the listing pages that rank for the project. The metro line opened three weeks after the launch, which is the new angle buyers are now searching for.

What is the price of Balmandaisa by DAC?

DAC's launch announcement put the starting price at ₹1.19 crore (PTI via PropNewsTime, 21 September 2026). Square Yards currently lists ₹1.09 crore to ₹2.48 crore at about ₹9,550 per sq ft (Square Yards, read 26 October 2026); an earlier version of the same listing showed up to ₹2.72 crore, so portal figures are moving. If the ₹1.19 crore start applies to the smallest 1,139 sq ft 2 BHK, that is about ₹10,450 per sq ft (our arithmetic). Ask DAC for the current price list and an all-inclusive cost sheet with car park, corpus and GST.

Configurations and sizes

  • 2 BHK: 1,139 and 1,157 sq ft (Square Yards).
  • 3 BHK: 1,571 and 1,710 sq ft (Square Yards).
  • 4 BHK: 2,246 and 2,601 sq ft (Square Yards). The launch announcement describes the largest homes as 4 and 5 BHK duplexes with private terraces (PTI via PropNewsTime).
  • Land: 1.59 acres (Square Yards). That is roughly 122 homes per acre, a dense, urban mid-rise format (our arithmetic).

Building design: floors, duplexes and the clubhouse

Per the TNRERA entry, the residential block is 42 metres high: an extended double basement, shops on part of the ground floor, 12 homes plus an office and a swimming pool on the first-floor open terrace, 16 homes per floor from the 2nd to the 11th floor, and duplexes and other homes on the 12th and 13th floors, 194 homes in all. A separate 14-metre amenity block holds a gym and aerobics room, video games, table tennis, yoga, billiards and a massage room (TNRERA register).

DAC's announcement calls the clubhouse 'The Meridian', about 10,000 sq ft with more than 40 amenities, and says the basement uses diaphragm-wall construction; it also said foundation work was complete at launch (PTI via PropNewsTime, 21 September 2026).

Balmandaisa location and metro connectivity

Balmandaisa possession date

The registered completion date is 31 July 2031 (TNRERA register), and Square Yards shows the same month. Some other listings show earlier dates that do not match the registration. Rely on the TNRERA date and make sure your agreement's date is no later than it; ask DAC separately for the expected handover schedule in writing.

Who Balmandaisa suits, and what to compare

This is a premium mid-rise for buyers who want a larger home or a duplex close to the new metro, at a price point above most of the Poonamallee belt. Compare it with other new and under-construction projects along the same line on our station guide, and with Casagrand's and other developers' projects nearer Porur junction. The developer says it has completed more than 150 projects (PTI via PropNewsTime).
