Updated 26 October 2026. We read every 2026 entry on the TNRERA building register and kept projects in Porur, Poonamallee, Maduravoyal, Ayappakkam, Ayanambakkam, Korattur, Gerugambakkam and the Kundrathur side. Registration is the legal precondition for marketing, so this is a cleaner list of what is genuinely new than portal 'new launch' tags. Separate lists cover GST Road and OMR–ECR (links below).

What about Urbanrise in Thirumazhisai?

The biggest west Chennai story of October, Urbanrise's Codename The Next Big Thing in Thirumazhisai with 600+ EOIs (PropNewsTime, 10 October 2026), does not appear on the 2026 register as of 26 October. It is a pre-launch. Our guide: Urbanrise Thirumazhisai 2026: The Next Big Thing, 600 EOIs

Why do some completion dates run to 2031–2033?

The date on a TNRERA registration is the outer date the promoter commits to, and some dates track the validity of the planning permission. A small 22-home building with a 2033 date is not necessarily slow; it is a cushion. It is still the date you can hold the promoter to, so make sure your agreement does not promise anything later, and ask for the expected handover separately in writing. New launch, pre-launch or under construction: what the labels mean

Ranking pages for this search sort projects into these three buckets without saying how a buyer should treat each. A practical reading: 'pre-launch' usually means the developer is collecting EOIs before a TNRERA number exists, so nothing should be paid that is not fully refundable; 'new launch' should mean the project is registered and the price list is public; 'under construction' means work has started, so you can visit the site and compare progress with the registered completion date. Every project in the list above is registered, which makes it a 'new launch' in the legal sense whatever a portal calls it.

Other 2026 launches on the Porur–Poonamallee line

These were launched earlier in 2026 or are listed as new on ranking pages; prices are as published by the source named.

  • Casagrand Ventra, Kattupakkam (Poonamallee High Road, opposite Saveetha Dental College): 279 homes on 3.5 acres, 2–4 BHK and floor villas, ₹85 lakh to ₹2.97 crore, TNRERA/2/BLG/0119/2026 (PropNewsTime, updated 11 April 2026).
  • Casagrand Linore, Kattupakkam: from ₹59.36 lakh, possession April 2027, as listed by porurprojects.com (read 26 October 2026).
  • Shriram 122 West, Mangadu: possession October 2028, as listed by porurprojects.com.

What extra costs apply when buying a flat in Chennai?

For a sale, TNREGINET's fee table lists 7% stamp duty and a 2% registration fee, 9% in all, charged on the higher of the deal value and the guideline value (TNREGINET). On a flat, registration is usually split between the undivided share of land and a construction agreement, and GST applies to the under-construction portion. Ask the developer for an all-inclusive cost sheet that shows car parking, corpus fund, maintenance deposit, GST and registration, so you can compare projects on the same basis. How does the new metro change west Chennai?

The Poonamallee–Vadapalani stretch opened on 11 October 2026 with 11 stations: Poonamallee Bypass, Poonamallee Bus Stand, Poonamallee Government Hospital, Karayanchavadi, Kumananchavadi, Kattupakkam, Iyyappanthangal, Thelliyaragaram, Porur Bypass, Porur Junction and Vadapalani (DT Next, updated 12 October 2026). One top-ranking guide says six intermediate stations on the corridor (Alapakkam, Karambakkam, Valasaravakkam, Alwarthirunagar, Virugambakkam South and Saligramam) are still being built (porurprojects.com, read 26 October 2026). None of those six appears in DT Next's list of the 11 opened stations, which runs from Porur Junction straight to Vadapalani, so on our reading they are additional stops between Porur and Vadapalani, not gaps in the opened list. Of the projects above, Balmandaisa and VistaH BircH sit closest to the line; Ayappakkam, Korattur and Ayanambakkam are nearer the Ambattur–Avadi side. Several entries avail premium FSI, and two cite the transit-oriented-development benefit, which allows more floor area near metro corridors.

Which locality fits which buyer?

  • Porur, Kattupakkam and Iyyappanthangal: closest to the DLF and Guindy job hubs, now on the metro. Guides: Porur, Chennai and Iyyappanthangal, Chennai
  • Poonamallee and Senneerkuppam: lower entry prices at the metro's western end: Poonamallee, Chennai
  • Ayappakkam, Ayanambakkam and Korattur: established residential pockets near Ambattur and Avadi: Ambattur, Chennai and Avadi, Chennai
  • Gerugambakkam, Kolapakkam and Kundrathur: between Porur and the airport, quieter and cheaper; check road width and drainage.

What to check before paying a booking amount

  • Search the TNRERA number on rera.tn.gov.in and open the planning and building permission letters it links (CMDA plus the corporation, municipality or panchayat).
  • Match the number of homes and floors with the brochure; a premium-FSI building should show the extra floors in its approved plan.
  • For 'affordable housing' registrations, ask what size and price limits apply and whether you qualify for any benefit.
  • Visit after heavy rain; parts of the western belt around Porur and Kundrathur flood.
