What does 'Completed' mean on a layout registration?

Most October layout entries show the completion column as 'Completed', meaning the promoter declares the layout's roads, drains and other development already done; a few, such as RM Elora and SIP Edenia, give a future date (TNRERA layout register). For a buyer, a completed layout lets you inspect the roads, storm-water drains, street lights and the open-space reservation before you pay. A future date means you are buying into works still to be finished, so ask for the schedule and the bank guarantee or mortgage of plots that the approving authority holds until completion.

Prices: what we can and cannot tell you

The register does not carry prices, and most of these promoters had not published price lists that we could verify. For a sense of plot rates on the OMR side, a marketing page for Godrej's planned 47-acre plotted project at Illalur, Thiruporur cites an indicative broker rate of ₹5,200 per sq ft and a 750 sq ft plot at ₹38.99 lakh; that project is pre-launch, with a public launch planned for December 2026 (godrejltd.com marketing partner page, 18 October 2026, which states it is not Godrej's official site). Treat any per-sq-ft figure as a starting point and compare it with the guideline value for the survey number.

Plot prices on the pages that rank

The top results for this search are mostly developer and portal pages. The prices they publish give a rough range for the Chennai region (listing data, not transaction prices):

  • Jain Housing: Aura Residences, Thirumazhisai, plots of 600 to 3,000 sq ft from ₹18 lakh; Adarsh Avenue, Kuthambakkam, 1,077 sq ft from ₹54 lakh (jainhousing.com, read 26 October 2026).
  • Square Yards: DLF Parc Estate, Siruseri, from ₹5,800 per sq ft, with a 600 sq ft plot at ₹34.80 lakh and 2,400 sq ft at ₹1.39 crore (Square Yards, read 26 October 2026).
  • Neither page printed a layout approval number or a TNRERA number for these plots. Ask for both before you pay a token amount.

CMDA or DTCP: which approval should a Chennai plot have?

Ranking pages describe plots as 'CMDA approved', 'DTCP approved' or 'RERA approved' interchangeably. They are different things. CMDA (Chennai Metropolitan Development Authority) approves layouts inside the Chennai Metropolitan Area; DTCP (the Directorate of Town and Country Planning) approves layouts outside it, which covers much of Chengalpattu, Tiruvallur and Kancheepuram. TNRERA registration sits on top of that approval and is needed for layouts above the RERA threshold. A layout in this list should show both: the CMDA or DTCP approval letter, and the TNRERA number that links to it.

How to verify a TNRERA layout number in five minutes

  • Go to rera.tn.gov.in and open the list of registered layouts for the year.
  • Search the registration number (format TNRERA/xx/LO/xxxx/2026) or the project name.
  • Check that the village, survey numbers and plot count on the entry match the brochure and your sale deed draft.
  • Open the approval details on the entry and note the CMDA or DTCP approval number and date.
  • Check the completion column: 'Completed' or a future date, and plan your inspection accordingly.

Seven checks before you buy a plot

  • Open the TNRERA entry and read the layout approval it links: DTCP or CMDA, with the approval number and date.
  • Match the plot number you are offered against the approved layout plan, and confirm it is not in the open-space or public-purpose reservation.
  • Get patta and the encumbrance certificate for the survey numbers listed on the registration.
  • Check the guideline value for the survey number, since registration charges are on it: Guideline Value Chennai 2026: Check Your Plot's Value Online
  • Inspect road width, drains and the water source; for a future completion date, ask what is pending.
  • For large phased layouts (Sameera Green Field, RM Elora, Lakshmi Lake View), confirm which phase your plot is in.
