TVS Emerald Isle is listed on Property Point as an apartment project at Padur on OMR. Independent public information about this particular project was thin in our search, so this review separates what our catalogue states from what we could verify. It is an editorial analysis and contains no resident opinions.

At a glance

  • Developer: TVS Emerald (per our catalogue).
  • Location: Padur, OMR.
  • Configurations: 2 and 3 BHK apartments.
  • Price range: ₹72 lakh-₹1.32 crore (our catalogue).
  • RERA: TN/01/Building/0209/2023 (as held in our catalogue; the year suffix suggests registration in 2023).
  • Possession: March 2028 (our catalogue).
  • Verification gap: when we searched for the project by name, portals returned TVS Emerald Verde Vista, a different Padur project, rather than a dedicated Isle listing. We therefore did not find an independent source for unit sizes, tower count or per-sq-ft rates, and we have not made any up. Cross-check against the TNRERA record for the number above.

Location assessment

Padur sits on the southern OMR beyond Navalur, close to Siruseri's SIPCOT IT Park. A sister TVS Emerald project at Padur is described by JLL Homes as about 3 km from the upcoming Siruseri metro station and 1 km from OMR; that distance applies to that project, not necessarily to Isle, so verify the exact site. Corridor 3 of Metro Phase 2 is planned to reach Siruseri SIPCOT-II. Chennai Metro Phase 2 (approved by the Union Cabinet in October 2024: three corridors, about 118.9 km and 128 stations, per The Metro Rail Guy's compilation) has seen repeated schedule shifts. Reports have variously targeted completion between 2026 and 2028, and some sections have been paused for contract reasons, so treat any metro date as indicative and check the latest CMRL notice.

Price check

Our catalogue range of ₹72 lakh-₹1.32 crore for 2 and 3 BHKs is plausible for Padur, where Magicbricks' Jul-Sep 2026 average asking rate for apartments is about ₹7,360 per sq ft, in a range of roughly ₹5,808-8,912, and ANAROCK reported Godrej Azure launching near ₹7,500 per sq ft in Q1 2026 (both as cited in our Padur analysis). We cannot compute Isle's per-sq-ft rate without verified unit sizes, so ask the developer for a price sheet with carpet and built-up areas and compute it yourself. If the all-in rate exceeds roughly ₹7,500-8,000, ask what justifies it.

Developer track record

TVS Emerald was founded in 2012 as Emerald Haven Realty and is part of the TVS Group (per Wikipedia). Sources conflict on delivered area: one summary cites over 6 million sq ft delivered and another cites close to 2 million sq ft across five Chennai projects, possibly measured at different dates. We searched for TNRERA complaints, court matters and delay reports against TVS Emerald and found none in our search, which is limited. Visit a delivered TVS Emerald project and speak to its owners' association.

Design and amenities

We have no verified amenity list for this project and will not infer one from the developer's other communities. Request the brochure and compare it with the RERA-registered plan.

Pros

  • An entry price from about ₹72 lakh in our catalogue, under ₹1 crore for a 2 BHK from a group-backed developer.
  • A March 2028 target is nearer than many 2029-2030 launches, if it holds.
  • OMR-south job market access.
  • A TNRERA registration number to verify.

Cons and risks

  • Limited independent information: we could not corroborate size, tower structure or rates.
  • OMR-south flood exposure: flood guides flag the Siruseri and Navalur belt as high-risk and link flooding to backflow from the Thalambur-Sithalapakkam lakes (per Verified.RealEstate). We found no plot-specific assessment for this site.
  • Metro timelines uncertain; the Sholinganallur-Siruseri segment was reported paused at one point.
  • The RERA prefix and year differ from the developer's other Padur registration (TN/35/.../2025), so confirm which phase or land parcel this registration covers.

Who it suits, and who should skip

It could suit first-time buyers seeking a sub-₹1.3 crore flat near Siruseri and Navalur employers, provided the paperwork checks out. Skip it if you cannot get a verified price sheet and layout, if you need a ready flat, or if you are flood-averse and cannot obtain site-level data.

Verdict

We cannot responsibly rate this project beyond what the catalogue says. It looks like a reasonably priced OMR-south option from a recognised developer, but a buyer should obtain the price sheet, the RERA documents and the drainage record before paying anything.
