TVS Emerald Verde Vista is a low-rise, low-density apartment community at Padur, a southern OMR micro-market near Siruseri. This is an editorial analysis from public sources, not a resident review. We have not collected resident feedback and do not claim any.

Location assessment

Padur is on the southern part of OMR beyond Navalur, close to Siruseri's SIPCOT IT Park. JLL Homes describes the project as about 3 km from the upcoming Siruseri metro station and 1 km from OMR, and names Marina Mall, Hindustan International School and Supreme Speciality Hospitals as nearby landmarks (portal claims, unverified by us). Corridor 3 of Metro Phase 2 is planned to run to Siruseri SIPCOT, but reporting says the Sholinganallur-Siruseri segment was paused over contract issues at one point. Chennai Metro Phase 2 (approved by the Union Cabinet in October 2024: three corridors, about 118.9 km and 128 stations, per The Metro Rail Guy's compilation) has seen repeated schedule shifts. Reports have variously targeted completion between 2026 and 2028, and some sections have been paused for contract reasons, so treat any metro date as indicative and check the latest CMRL notice.

Jobs are the main draw: the Siruseri, Navalur and Sholinganallur IT parks are all within a driving commute. The trade-off is distance from the city core.

Price check

JLL Homes shows about ₹7,870 per sq ft (indicative asking). Magicbricks' Jul-Sep 2026 average asking rate for Padur apartments is about ₹7,360 per sq ft, in a range of roughly ₹5,808-8,912, and ANAROCK reported Godrej Azure in Padur launching at about ₹7,500 per sq ft in Q1 2026 (both as cited in our Padur analysis). On those figures Verde Vista is roughly 7% above the locality average and close to a comparable large-township launch, which is consistent with a low-density, branded product. Check the all-in cost including parking, GST and registration.

Developer track record

TVS Emerald was founded in 2012 as Emerald Haven Realty and is part of the TVS Group (per Wikipedia). Delivery figures conflict in the sources we saw: one summary says it has delivered over 6 million sq ft, while another says close to 2 million sq ft across five Chennai projects. Both may be true at different dates or scopes, so ask for the current delivered list. We searched for TNRERA complaints, court matters and news reports of delay against TVS Emerald and found none in our search, which is not the same as a clean record.

Design and amenities (developer and portal claims)

Claims on the portal and developer page include a low-rise, low-density layout around a central green grove, a podium with 35+ amenities, 100% Vaastu compliance and IGBC Gold pre-certification. A pre-certification is not a final certification, so ask whether the final rating has been issued.

Pros

  • Low-rise, low-density format on about 4.73 acres (per JLL Homes), which usually means fewer lifts, quieter corridors and a smaller community.
  • Entry pricing near ₹90 lakh in our catalogue for a branded developer on OMR.
  • Proximity to the Siruseri and Navalur employment cluster.
  • A recognised group behind the developer, and a TNRERA registration number.

Cons and risks

  • Conflicting possession dates (December 2027 versus December 2029) mean planning around the earlier one is risky.
  • Flooding: the OMR-ECR wetland corridor including Siruseri and Navalur is repeatedly flagged as high-risk, and Siruseri and Navalur flooding has been linked to backflow from the Thalambur-Sithalapakkam lakes (per Verified.RealEstate's flood-zone guide). We did not find a plot-specific assessment for Padur, so ask for one.
  • Distance: commute to central Chennai is long and metro access is not yet in place.
  • A smaller community may mean fewer amenities per rupee than a 20-acre township.

Who it suits, and who should skip

It suits Siruseri and Navalur IT employees who want a quieter low-rise home and a branded developer at a moderate ticket. It also suits first-time buyers in the ₹90 lakh-₹1.5 crore band. Skip it if you need possession within a year, want a large-township amenity set, or work in central or north Chennai.

Verdict

A sensible option for southern-OMR workers, priced close to the micro-market. The deciding items are the real possession date, the plot's drainage record and a written all-in price. Do not rely on portal figures alone.
