Siruseri is the southern anchor of OMR's IT belt, with the SIPCOT IT Park and Navalur close by. Corridor 3 of Chennai Metro Phase 2 (Madhavaram to Siruseri SIPCOT-II) is planned to end here, which could eventually cut commute times, but the Sholinganallur-Siruseri segment was reported paused over contract issues at one point. Chennai Metro Phase 2 (approved by the Union Cabinet in October 2024: three corridors, about 118.9 km and 128 stations, per The Metro Rail Guy's compilation) has seen repeated schedule shifts. Reports have variously targeted completion between 2026 and 2028, and some sections have been paused for contract reasons, so treat any metro date as indicative and check the latest CMRL notice.

Schools and hospitals along the OMR south corridor are numerous, but we do not hold a verified, project-specific list. Ask the developer for a distance chart and test the drive at peak hours.

Price check

At about ₹9,652 per sq ft for a built villa (indicative asking), the headline figure includes the land share and construction. Magicbricks' Q3 2026 average asking rate for residential plots in Siruseri is about ₹51,341 per sq yd, roughly ₹5,700 per sq ft (as cited in our OMR analysis), which is land only. The comparison implies that the built portion is priced at a moderate premium over land, but it is not a like-for-like benchmark. For a closer comparison, ask for a land-and-construction split and compare it to other villa projects on the Siruseri-Padur belt.

Isha Homes describes itself as a pioneer of villas in Chennai; its Isha Signature Villas project was awarded Best Outstanding Project of 2011 by Builder's Line magazine (a developer claim reproduced by a portal).   • Metro and road upgrades remain uncertain.
  • The February 2027 date is close; any slip should trigger a conversation about RERA interest provisions.
