Navalur is about 5 km from Sholinganallur junction on OMR, between Sholinganallur and Kelambakkam, in the Thiruporur taluk of Chengalpattu district (Wikipedia). That last detail matters: it lies outside Chennai Corporation limits, so the civic authority and some local charges differ from a Sholinganallur address. Wikipedia's account is that it was a village until around 2010 and developed fast with the OMR IT boom.
Today it is one of the most active launch markets on OMR south. This guide covers what you can verify: roads and metro, retail and schools, Q3 2026 prices, listed projects and the flood question.
Connectivity and the metro
OMR is the artery. Square Yards (5 October 2026) lists Navalur among the upcoming Corridor 3 stations, noting no station is operating on OMR today.
Wikipedia's Purple Line article lists Gandhi Nagar, Navallur and Siruseri as consecutive elevated stations on the way to SIPCOT, with an expected opening of December 2027. Square Yards cites an original June 2026 date slipping to around December 2026, with the Sholinganallur interchange targeted for March 2027. Swarajya (8 February 2026) said the Sholinganallur to Siruseri pockets were moving more slowly than the stretch to its north. The sources conflict, so treat any specific date as unconfirmed.
A 2022 proposal to extend the line from Siruseri to Kilambakkam was dropped, per Wikipedia citing Times Now (May 2024), on patronage and viability grounds. Do not buy on the assumption that the metro will go further south.
DT Next (26 September 2026) reported that the first Phase 2 section, Poonamallee to Vadapalani, was likely to be inaugurated on 11 October. It is on Corridor 4 and does not serve Navalur.
Schools, retail and work
- Schools: Wikipedia lists Hiranandani Upscale School, Mount Litera Zee School, Velammal NewGen School and KC High IGCSE Cambridge International School.
- Retail: a HomeBazaar listing (14 May 2026) describes the DRA iHeart project as about 500 m from The Marina Mall. That is a portal description, not an independent measurement.
- Work: the SIPCOT IT Park at Siruseri, which Wikipedia describes as developed over 1,000 acres, is the main anchor to the south, and DRA iHeart's listing describes itself as right opposite SIPCOT.
- Hospitals: a HomeBazaar listing for a nearby Egattur project mentions Chettinad Hospital within about 15 minutes. We found no independent list of hospitals inside Navalur, so verify emergency care access yourself.
Price levels, Q3 2026
Magicbricks' Q3 2026 data (updated October 2026) shows an average asking price of ₹8,034 per sq ft for multistorey apartments in Navalur, flat quarter on quarter, in a ₹6,126-9,942 range. Plots average ₹41,439 per sq yard, also flat. That makes Navalur cheaper per sq ft than Sholinganallur (₹8,459) and Karapakkam (₹10,015) on the same source, and dearer than Siruseri (₹6,559).
At the top of the market, a HomeBazaar listing updated 14 May 2026 shows a 1,895 sq ft 3 BHK at DRA iHeart for ₹2.01 crore, which works out to roughly ₹10,600 per sq ft by our arithmetic, well above the locality average. Premium towers price well above the mean.

Risks to weigh
- Lake backflow: Verified.RealEstate's third-party guide describes Siruseri and Navalur as an OMR lake-interconnectivity zone, where backflow from the Thalambur-Sithalapakkam lakes has repeatedly affected gated communities and the drainage network is incomplete, rating it High to Very High. It is an analyst's view rather than an official map, but it is specific.
- Metro timing: undated and disputed; the line will not go beyond Siruseri.
- Supply: many launches are under way, so check absorption and completion record rather than brochure promises.
- Jurisdiction: because Navalur is outside Chennai Corporation, confirm the local body, property tax and water source for any project you shortlist.
Who it suits and our view
Navalur suits buyers who want modern townships, schools and retail on their doorstep and an IT campus within reach, at a lower per-sq-ft than Sholinganallur. It is better for families than for pure commuters to the city centre, which is a long OMR drive.
Our view: well-built infrastructure for daily life, with a genuine flood-drainage question to test building by building. Pick on developer track record, the elevation of the site and a verified possession date, not on the headline metro.
