Amara Avika is a boutique, ready-to-move 4 BHK apartment building in Poes Garden, one of Chennai's most expensive addresses. This is an editorial review compiled from sparse public data; it contains no resident opinions, and some sections below are deliberately short because we could not verify more.
At a glance
- Developer: Amara Constructions (per our catalogue).
- Location: Binny Road, Poes Garden, Teynampet, Chennai 600086 (per RoofandFloor).
- Configuration: 4 BHK of about 5,500 sq ft (per RoofandFloor).
- Price: from ₹23 crore in our catalogue; RoofandFloor shows a base price of ₹23 crore at about ₹41,818 per sq ft (indicative asking).
- Scale: per RoofandFloor, 5 homes across stilt plus 4 floors on about 0.18 acres.
- RERA: no registration number is published in our catalogue. For a completed building this may be a pre-RERA or exempt project, but we could not confirm which, so ask the developer for the completion and occupancy certificates.
- Possession: ready to move (per our catalogue and RoofandFloor).
Location assessment
Poes Garden is a central, low-density, high-security residential enclave near Teynampet, with Anna Salai and the Cathedral Road hospitals and offices a short drive away. Its premium comes from scarcity rather than from new infrastructure. Metro relevance is indirect: Chennai Metro's existing Blue Line serves Teynampet along Anna Salai, and Phase 2 corridors will interchange elsewhere in the network. Chennai Metro Phase 2 (approved by the Union Cabinet in October 2024: three corridors, about 118.9 km and 128 stations, per The Metro Rail Guy's compilation) has seen repeated schedule shifts. Reports have variously targeted completion between 2026 and 2028, and some sections have been paused for contract reasons, so treat any metro date as indicative and check the latest CMRL notice.
We have not verified project-specific school or hospital distances; the area is known for central-city institutions, but obtain a distance chart from the developer.
Price check
At about ₹41,818 per sq ft (indicative asking, RoofandFloor), Amara Avika is more than double the ₹17,500-21,000 per sq ft that Cushman & Wakefield quoted for high-end Central II submarkets such as Adyar and Anna Nagar in Q2 2026 (as cited in our 4 BHK analysis). That gap reflects Poes Garden's ultra-prime status and the ready, large-format nature of the product. Price discovery in this segment is thin, because there are few comparable sales; use independent valuation and recent registrations on the same road, not the portal figure.
Developer track record
We could not find a verifiable track record, delivered-area figure or portfolio for Amara Constructions in public sources in our search. We found no news of RERA complaints or court matters in our search, but with so little public information about the developer the absence means little. Due diligence should include a visit to other Amara buildings, a title search and a check with owners of earlier projects.
Design and amenities (portal claims)
RoofandFloor lists an exclusive entrance lobby, landscaped terrace, gymnasium and yoga deck. These are portal claims we have not verified on site.
Pros
- Immediate possession, so no construction-delay risk (subject to confirmed occupancy certificate).
- A very scarce Poes Garden address in a low-density building of five homes.
- Large 5,500 sq ft homes suit multi-generational living.
Cons and risks
- Price per sq ft is far above any mainstream Chennai benchmark, and resale is a narrow market.
- No published RERA number in our catalogue, and limited public information about the developer.
- Titles in old central Chennai can be complex; obtain a lawyer's title opinion and review the sanctioned plan, completion and occupancy certificates.
- Central Chennai low-lying pockets flooded in 2015 and during Cyclone Michaung; check the plinth level and building history for this plot specifically.
Who it suits, and who should skip
It suits cash-rich buyers (including NRIs) who prioritise a central, ready, large-format home and can run a full independent legal and valuation review. Skip it if you rely on bank finance, need a transparent RERA paper trail, or want yield, since a ₹23 crore home is unlikely to rent at a comparable return.
Verdict
A trophy-address purchase rather than a yield play. The data we could verify supports the location premium but not a developer track record. Proceed only with independent title, approval and valuation checks.
