Vandalur is where Chennai's urban fabric thins out on the way south. Wikipedia calls it an important entry and exit point for the southern side of the metropolitan area and a taluk of Chengalpattu district. It is home to the Arignar Anna Zoological Park, which Wikipedia describes as covering 602 hectares and housing 2,149 animals in 89 enclosures as of 2023; it is served by Vandalur railway station on the Chennai Suburban South Line; and it lies on the Grand Southern Trunk Road.

The locality is also the western terminus of the Vandalur-Kelambakkam Road, which links GST Road with Old Mahabalipuram Road, and is part of the Outer Ring Road. Wikipedia adds that a flyover costing ₹467.8 million was built in 2012 to replace the level crossing at the station and that the Kilambakkam bus terminus is close by.

What Kilambakkam changes, and what it does not

The Kalaignar Centenary Bus Terminus opened on 30 December 2023 on 88.52 acres, to relieve Koyambedu. For Vandalur residents that means south-bound intercity buses are nearby. A Propspedia explainer (27 September 2026) calls Vandalur one of the closest established residential areas and puts it roughly 3 km from the terminus, while stressing that distance claims should be tested at peak GST Road traffic.

It is important to separate existing from proposed. The Kilambakkam railway station and skywalk are under construction and had been delayed several times as of that report. The Airport-Kilambakkam metro (15.46 km, 13 elevated stations, about ₹9,335 crore) was awaiting central clearance in reports from 31 July and 5 August 2026, and Propspedia lists Vandalur among the localities on the proposed alignment. CMRL also tendered a DPR for a roughly 27 km extension from Kilambakkam to Chengalpattu in July 2026. Wikipedia records that an earlier plan to take the Purple Line from Siruseri to Kilambakkam was dropped over patronage concerns. Nothing in this list is approved and funded as far as we could verify, so avoid paying a premium for the idea of a station.

Prices: the portals do not agree

Square Yards does not publish a Vandalur locality-rate page that we could open, so we use other sources. PropertyPistol's Vandalur page (undated) shows an average of about ₹4,200 per sq ft, with Urapakkam at ₹4,090, Perungalathur at ₹5,350, Mannivakkam at ₹5,360 and Mudichur at ₹3,500 per sq ft. Square Yards, on a different page, shows Urapakkam at ₹5,800 and Perungalathur at ₹8,400. Those Urapakkam figures differ by about 40%, which tells you how loose portal averages are in this belt.

At project level, Square Yards' Vandalur list (53 projects) shows a new launch, Ruby Courtyard, with 2 BHK homes from about ₹55.55 lakh for 940 sq ft and 3 BHK homes of 1,294 to 1,393 sq ft at about ₹76 to ₹82 lakh, at an indicated rate of about ₹5,910 per sq ft and possession shown as June 2029. A small ready-to-move project there, CC Alphine, lists 1 BHK homes from about ₹22.58 lakh at roughly ₹3,650 per sq ft. Many ready projects on the list show price on request. Property Point lists Casagrand Estoria on the Kelambakkam-Vandalur Road with 2 and 3 BHK apartments at ₹78 to ₹95 lakh, under construction, RERA TN/35/Building/0023/2025; see Casagrand Estoria Kelambakkam Vandalur Road.

We did not find a dated rent series for Vandalur. Propspedia explicitly declines to publish a fixed yield for KCBT-area localities without current independent rental data, which is a stance we share.

Schools, hospitals and daily life

Our sources give little named institutional detail for Vandalur beyond the zoo and the transport assets. We prefer to say so rather than invent a list. Shortlist schools and hospitals yourself, and measure the actual drive from the building: GST Road at peak can turn a short distance into a long trip. Propspedia suggests checking GST Road traffic, local road access, drainage, water availability, exact distance from the terminus, noise and approvals for any Vandalur purchase, which is a sensible checklist.

Risks to weigh

  • Flooding. Verified.Realestate's flood guide (27 November 2025) lists Mudichur, a neighbour, as a Very High risk Adyar-overflow corridor where Tambaram and Perungalathur were also affected. Wikipedia's account of the December 2015 floods says Mudichur and nearby southern areas were inundated. Vandalur itself is not named in those sources, so check the building's own history.
  • Forest and open land. Wikipedia lists Vandalur among the villages in the Tambaram forest range. If you are buying land near the zoo or reserve forest, verify the survey number and land classification.
  • Approvals. Vandalur lies on the edge of the Chennai Metropolitan Area. According to 1acre, CMDA approves layouts inside the metropolitan area and DTCP elsewhere, so ask for the layout permit number and the approving authority, and check the patta.
  • Traffic and noise. Properties directly on GST Road may suffer from bus traffic, dust and noise, as Propspedia notes, while streets a short distance inside can be quieter.
  • Thin data. Fewer verified sources exist here than for OMR or central Chennai, so site visits matter more.

Who it suits, and our view

Vandalur suits first-time buyers on a limited budget, people who work along the southern GST Road belt or use the bus terminus often, and plot buyers who will do approvals diligence. It suits less well anyone who commutes daily to OMR or the city core, or who is buying primarily for a metro that does not yet exist.

Our view: affordable, practical and well placed for road and rail logistics, with its main uncertainty being the gap between proposed and delivered infrastructure. Pay for what exists today.
