Siruseri is a village under the Thiruporur panchayat union in Chengalpattu district, about 35 km from central Chennai along OMR, between Navalur and Kelambakkam (Wikipedia). It is defined by the SIPCOT IT Park, which Wikipedia says the State Industries Promotion Corporation of Tamil Nadu developed over about 1,000 acres, with its own sub-station, telephone exchange and high-speed data connectivity.
For a buyer, that means a reason to be here and a trade-off: the work cluster is on your doorstep, but you are at the far end of the corridor. We cover distance, metro, price, projects and risk.
Connectivity and the metro
OMR is the lifeline; Wikipedia notes the main Siruseri bus stop sits on OMR outside SIPCOT, between the Padur and Egattur areas. Square Yards (5 October 2026) says no metro station operates on OMR today and that the nearest working stations are far up the corridor.
Siruseri is where Corridor 3 ends. Wikipedia's Purple Line article lists Siruseri, SIPCOT 1 and SIPCOT 2 as the final three elevated stations, with an expected opening of December 2027. Square Yards says the elevated stretch has slipped from June 2026 to around December 2026. Swarajya (8 February 2026) reported that land for entry and exit points along the OMR stretch had been handed over two months earlier and quoted an official saying completion on time was possible, while noting that pockets between Sholinganallur and Siruseri were slower than the stretch to the north. These are unreconciled; no official opening date is in hand.
The proposed extension beyond SIPCOT to Kilambakkam was dropped, according to Wikipedia citing Times Now (May 2024), on patronage and viability grounds. Siruseri is therefore the terminus for the foreseeable future.
Separately, DT Next (26 September 2026) reported the Poonamallee to Vadapalani section, on Corridor 4, was likely to open on 11 October. It does not serve this area.
Schools, colleges and work
- Work: SIPCOT IT Park is the anchor. DRA iHeart's listing describes the project as right opposite the park (HomeBazaar, May 2026).
- Schools and colleges: Wikipedia lists PSBB School at the L&T Eden Park township, the Chennai Mathematical Institute, ITM Management College and Mohamed Sathak A J College of Engineering.
- Hospitals: we did not find an independent source naming a hospital inside Siruseri. A HomeBazaar listing for an Egattur project cites Chettinad Hospital within about 15 minutes. Check emergency access on the road you would actually take.
Price levels, Q3 2026
Magicbricks' Q3 2026 data (updated October 2026) shows an average asking price of ₹6,559 per sq ft for multistorey apartments in Siruseri, up 3% quarter on quarter, in a range of ₹5,274 to ₹7,844. That is the lowest among the OMR localities in this series (Sholinganallur ₹8,459, Navalur ₹8,034, Semmancheri ₹8,382, Karapakkam ₹10,015) and above Kelambakkam (₹5,979).
Residential plots, by contrast, average ₹51,341 per sq yard on Magicbricks, up 2%. Land and apartment rates measure different products and different samples, so do not read the plot number as a signal that flats here are cheap or dear.

Risks to weigh
- Flooding: Verified.RealEstate's third-party guide describes Siruseri and Navalur as an OMR lake-interconnectivity zone, with flooding from backflow of the Thalambur-Sithalapakkam lakes, repeated impact on gated communities and an incomplete drainage network, rated High to Very High. It is an analyst's compilation, not an official map.
- Distance: you are about 35 km from the city; the daily trip to central Chennai is long, and cab or shuttle dependence is likely until the metro runs.
- Terminus: the metro will end here, which helps SIPCOT commuters but offers no onward network.
- Delivery risk: new launches carry possession dates years out; verify each against the RERA registration.
Who it suits and our view
Siruseri suits professionals who work in SIPCOT or nearby campuses and want a home within a short drive, buyers looking for gated villas with more land, and anyone who prefers lower per-sq-ft rates to a central address.
Our view: this is the most employment-led address in the corridor and the cheapest per sq ft of the group, but also the most remote and one of the most flood-flagged. Choose the elevation of the site and the developer's drainage plan with the same care as the specification.
