What does a final release order mean for a plot buyer?

In Karnataka, a planning authority that approves a private layout usually releases the sites for sale in stages, holding back a share until roads, drains and other works are complete, and issues a final release order once the layout works are done. A final release order dated 31 August 2026 therefore means the authority has released the remaining sites; on the RERA record the project is marked completed. For a buyer, that removes the wait for site release that applies to most newly registered layouts. You still need to check the title, the Khata and the services on the ground.

Tulasi Residency plot sizes

Square Yards lists plot sizes of 1,200 and 1,500 sq ft, which match the regular sites. The large odd plots are not shown there, so ask for the plot schedule if you want a bigger site.

  • 20 odd-shaped plots totalling 4,832 sq m, an average of about 2,600 sq ft. The first plots on the schedule are 308 to 425 sq m (about 3,316 to 4,577 sq ft), and the first three face an 18 m road (Karnataka RERA; conversions ours).
  • 8 plots of 9.14 m x 15.24 m, the 30 x 50 ft site, about 1,499 sq ft.
  • 7 plots of 9.14 m x 12.19 m, the 30 x 40 ft site, about 1,199 sq ft.
  • 3 plots of 6.09 m x 12.19 m, about 20 x 40 ft or 800 sq ft.

Layout plan and open space

  • Roads: 4,317 sq m.
  • Park: one, 1,407 sq m.
  • Civic amenity site: one, 676 sq m.
  • The filing shows the layout adjoining an earlier Magadi Planning Authority layout, MPA/LAO/50/2015-16, on the east (Karnataka RERA plot schedule).

What do plots on Magadi Road cost?

Tulasi Residency is listed as price on request (Square Yards). Square Yards gives a micro-market average asking price of ₹6,700 per sq ft for the area. At that average, a 30 x 40 ft plot would be about ₹80 lakh and a 30 x 50 ft plot about ₹1 crore (our illustration only). RoofandFloor lists Sri Gokula Residency on Magadi Road at about ₹18 lakh to ₹24 lakh base for 1,200 to 1,600 sq ft, a sign of how widely prices vary by distance from the city along this road. The certified project cost in the filing is ₹10.44 crore, about ₹1,400 per sq ft of plot area (our arithmetic); that is cost, not price.

Location: Kurubarahalli and Magadi Road

The filing places the site at latitude 12.9743, longitude 77.4109 (Karnataka RERA), on the Tavarekere side of Magadi Road west of the city. Square Yards lists Magadi Road about 0.5 km away. There is no metro station at the site. Our Magadi Road buyer's guide covers prices, commute times and the road-widening plans.

Checks before buying a plot here

  • Verify the RERA number and that your plot number and size match the registered schedule.
  • Ask for the approved plan and the final release order MPA/LAO/35/2025-26/689.
  • Check the title chain for both survey numbers and an encumbrance certificate covering at least 30 years.
  • Ask which Khata or e-Swathu record the plot carries and whether it is in the promoters' names.
  • Water is from a bore well in the filing; check the yield and the storage arrangement, and inspect the roads and drains on site.
