Updated 27 October 2026. We found no listing or news page for Paradise Crest on the open web, so this guide is built from the RERA filing, with Attibele price context from a current plot guide.

Paradise Crest plot sizes

Two-thirds of the layout is the 30 x 40 ft site (our arithmetic), the most traded plot size in Bengaluru and the easiest to resell or build on with a standard plan.

  • 151 plots of 9.14 m x 12.19 m, the 30 x 40 ft site, about 1,199 sq ft each (Karnataka RERA; conversions ours).
  • 29 plots of 9.14 m x 15.24 m, the 30 x 50 ft site, about 1,499 sq ft each.
  • 53 odd-shaped plots totalling 7,986 sq m, an average of about 1,622 sq ft. The first plots on the schedule run from 149.39 sq m to 193.58 sq m (about 1,608 to 2,084 sq ft).

Layout plan: parks, roads and civic site

  • Plots: 28,849 sq m, 53.7% of the land (our arithmetic).
  • Roads: 16,749 sq m; the schedule shows 9 m roads and 3 m pathways.
  • Parks and open spaces: six, totalling 5,377 sq m.
  • Civic amenity site: one, 2,721 sq m.
  • Total open area: 24,847 sq m, 46.3% of the land (our arithmetic).

What will Paradise Crest plots cost?

There is no published price. The RERA filing shows a certified land cost of ₹66.88 crore and a layout development cost of ₹14.60 crore, a total of ₹81.48 crore (Karnataka RERA). That is about ₹2,620 per sq ft of saleable plot area, or about ₹35 lakh per plot on average (our arithmetic). It is the promoter's cost, not a selling price.

For market context, One City Property's Attibele plot guide (updated 4 September 2026) gives indicative June 2026 ranges of ₹3,200 to ₹4,500 per sq ft in Attibele town on the NH 44 side, ₹2,800 to ₹3,800 on Chandapura–Anekal Road and ₹3,500 to ₹5,200 on Sarjapur–Attibele Road. On those ranges, a 30 x 40 ft plot would cost roughly ₹38 lakh to ₹62 lakh before registration (the guide's own figures for 1,200 sq ft). Treat these as indicative, and compare the actual quote once the price list is out.

Location: where is Balagaranahalli?

Balagaranahalli is in Attibele hobli in the south-east corner of Anekal taluk, close to the Tamil Nadu border at Hosur. The filing places the site at latitude 12.7806, longitude 77.7315 (Karnataka RERA). The pull of the area is the Hosur Road industrial and Electronic City job belt to the north-west and Hosur's own industry to the south. The Satellite Town Ring Road (STRR) is planned across this part of Anekal taluk; our separate explainer covers its Hoskote–Hosur stretch.

Attibele plots: questions buyers ask

  • Is a planning-authority layout better than a DTCP or panchayat layout? An Anekal Planning Authority approval means the layout plan, roads, parks and civic site were sanctioned; a bare DC-converted plot carries none of that. Our BDA vs BMRDA vs BIAAPA guide explains each authority.
  • Will Attibele come under Greater Bengaluru? A proposal to add Anekal, Jigani and Attibele panchayats was reported in October 2026; see our explainer before assuming a change of Khata or tax.
  • Can I get a home loan for a plot here? Lenders usually fund plots in approved layouts with clear title and a release order; ask the developer which banks have approved the project.

Checks before booking a Paradise Crest plot

  • Verify the RERA number and that your plot number appears on the registered schedule with the same size.
  • Ask for the approved plan LAO/33/2025-26 and the site release order; until plots are released, a sale deed may not be registrable.
  • Ask what title documents cover each survey number (the layout combines nine of them) and for the encumbrance certificates.
  • Water: the filing names the gram panchayat as the source; ask about bore wells, overhead tanks and drainage.
  • Read the quarterly progress updates; at registration the development stood at 0% with a March 2030 completion date.
