Magadi Road runs northwest from the Vijayanagar and Rajajinagar belt towards Kadabagere and Magadi. Its inner stretch is a premium west Bengaluru address; its outer stretch is part of the fringe where Phase 3 of Namma Metro is meant to add a new line. This guide covers the inner and middle stretch where recent launches cluster, and flags where the evidence is mixed.

Metro: one line open, one planned

The Purple Line stations at Magadi Road, Hosahalli, Vijayanagar and Attiguppe opened on 16 November 2015 (per Wikipedia). A Housiey page for Birla Tisya puts the Vijayanagar station about 1.2 km from that project.

The planned Silver Line is a 12.15 km elevated line from Hosahalli to Kadabagere along Magadi Road with nine stations (the tracker we read names eight: Hosahalli, KHB Colony, Kamakshi Palya, Anjana Nagar Sumanahalli Cross, Herohalli, Byadarahalli, Kamath Layout and Kadabagere). The Union Cabinet approved Phase 3 in August 2024; the geotechnical investigation contract went to SECON on 23 July 2024 (₹1.54 crore) and the design consultancy to SYSTRA MVA (₹10.70 crore), per the Metro Rail Guy's tracker as returned in search results. A Deccan Herald headline reported the deadline being pushed to May 2031, with the cost up about 5%, and the sources we read show major civil construction not yet started as of 2026. The Orange Line, which crosses the area on the ORR between JP Nagar 4th Phase and Kempapura, has a stated completion target of 2031 (Wikipedia). For pricing purposes, treat Phase 3 as a long-horizon option, not a present benefit.

The two big launches, and where sources disagree

Both are on Property Point: Birla Tisya Magadi Road Rajajinagar and Purva Blubelle Magadi Road Rajajinagar.

  • Birla Tisya (Birla Estates): a project of two towers on about 4.7 acres, with 2, 3, 3.5 and 4.5 BHK homes. Housiey lists ₹2.10-3.75 crore all-inclusive and shows the project as around 90% complete, with a June 2026 target and a K-RERA date of December 2026. Property Point's catalogue lists ₹1.87-5 crore, possession in December 2026. Both agree on the December 2026 K-RERA date; the price ranges differ by configuration and date, so ask for the current sheet.
  • Purva Blubelle (Puravankara): 3.85 acres, eight blocks of 2 basements, stilt and 31 floors, 378 units of 3 BHK homes at 1,434-1,631 sq ft. RoofandFloor lists ₹2.16-2.45 crore all-inclusive at about ₹15,062 per sq ft and shows the project as ready to occupy; Property Point's catalogue lists it as under construction with ₹2.3-2.85 crore and possession in June 2028 under the same K-RERA number. These two differ on status and price, which is a reason to check the project's K-RERA page and occupancy certificate yourself before relying on either.

Prices in context

At roughly ₹15,000 per sq ft for Purva Blubelle, Magadi Road's new launches sit close to prime south Bengaluru rates. A broker guide we saw put Magadi Road averages at ₹13,000-₹18,000 per sq ft; we could not verify its method. Brigade's comparison of Tumkur Road and Rajajinagar, which we read, put Rajajinagar at ₹9,000-₹14,000 per sq ft in 2026 with a 4-5% rental yield, which suggests Magadi Road launches carry a premium over the older Rajajinagar average. That reading is ours and depends on the project mix.

The wider point: you are paying for a new-build, metro-adjacent product in an established west Bengaluru neighbourhood, and the price reflects it. Compare against ready stock in Vijayanagar and Rajajinagar before assuming the new rate is a bargain.

Schools, hospitals and daily life

Housiey places GT World Mall about 1.6 km and Mysore Road about 3.6 km from Birla Tisya. We did not find a verified list of named schools or hospitals for the Magadi Road stretch in the sources we read. Vijayanagar and Rajajinagar, within a short drive, are long-established neighbourhoods with their own schools and hospitals; confirm the ones you would use and the drive at peak time.

Pros

  • A functioning Purple Line station nearby and a planned Silver Line.
  • Proximity to the established Vijayanagar and Rajajinagar neighbourhoods.
  • Brand-name developers with large, recent launches, so there is something to inspect.

Cons and risks

  • Premium pricing relative to the older stock around it.
  • Phase 3 timing: a 2031 headline date for the Silver and Orange lines, and slippage risk after that.
  • Traffic on Magadi Road and the Mysore Road and ORR junctions at peak times.
  • Status ambiguity between listings, as above; verify possession and occupancy certificate status.

Who it suits, and our view

Magadi Road suits households with workplaces or family in west Bengaluru who want a new, branded apartment near a metro station and are prepared to pay for it. It is a weaker choice for buyers looking for value-per-sq-ft or for investors depending on Phase 3 delivering on time.

Our verdict: a considered premium choice, best for end-users. Inspect the almost-ready Birla Tisya, ask for the occupancy certificate and compare the all-in price with resale flats in Vijayanagar.
