Updated 26 October 2026. Search results for this project mostly show older towers. This guide sets out what the new registration actually covers, how it fits with the earlier phases, and what to ask before paying.
What did K-RERA register on 6 October 2026?
- Project name: Mana Skanda The Right Life T10 & T11; promoter Neobuild Ventures LLP (Karnataka RERA).
- Registration: PRM/KA/RERA/1251/308/PR/061026/008995, dated 6 October 2026 (Karnataka RERA).
- Description on the register: high-rise apartments, 707 units in two towers, Tower 10 and Tower 11 (Karnataka RERA).
- Plan approval: Bangalore Development Authority, plan dated 29 July 2026 (Karnataka RERA).
- Project start date: 1 November 2026; proposed completion: 31 October 2031 (Karnataka RERA).
- Land for this registration: 22,865 sq m, about 5.65 acres; total built-up area 139,286 sq m, about 15 lakh sq ft (Karnataka RERA; conversions ours).
Mana Skanda T10 and T11 configuration and sizes
The RERA inventory table gives four home types. The carpet figures below are per-home averages from the register, converted to sq ft by us; marketed sizes will be larger because they usually include walls, balconies and a share of common areas.
- 1 BHK with one bathroom: 8 homes, about 633 sq ft carpet (58.8 sq m).
- 2 BHK with two bathrooms: 212 homes, about 823 sq ft carpet (76.5 sq m).
- 3 BHK with two bathrooms: 203 homes, about 982 sq ft carpet (91.2 sq m).
- 3 BHK with three bathrooms: 284 homes, about 1,067 sq ft carpet (99.1 sq m).
What is the price of Mana Skanda The Right Life?
No developer-published price for Towers 10 and 11 was available to us; Mana Projects' website refused our request. A broker price sheet for The Right Life lists homes from ₹1.49 crore for a 2 BHK of 1,249 sq ft to ₹2.50 crore for a 3.5 BHK of 2,067 sq ft, all-inclusive, without saying which towers it covers (Housiey, opened 26 October 2026). Our own catalogue entry gives an approximate ₹1.8 crore to ₹2.5 crore band from portal data.
Treat both as a guide only. On the broker sheet's own figures, the 2 BHK works out to about ₹11,900 per sq ft of quoted area (our arithmetic). Ask for a written, tower-specific cost sheet for T10 or T11.
How T10 and T11 fit with the earlier Mana Skanda phases
The Right Life has been registered tower by tower. The earlier registrations under the same promoter, all in Anekal taluk, are:
- Towers 7, 8 and 9: 825 homes, each tower 35 floors; registered 21 March 2025; completion 31 December 2029 (Karnataka RERA).
- Towers 4 and 5: 592 homes, each tower 36 floors; registered 21 July 2025; completion 30 June 2030 (Karnataka RERA).
- Tower 6: 126 homes, ground plus 32 floors, mostly four-bedroom; registered 21 July 2025; completion 30 June 2030 (Karnataka RERA).
- Towers 10 and 11: 707 homes; registered 6 October 2026; completion 31 October 2031 (Karnataka RERA).
- Together, Towers 4 to 11 add up to 2,250 homes (our arithmetic). Two further phases, Forest Province 1 and 2 at Mana Skanda The Right Life, are registered separately under Collab Projects LLP (Karnataka RERA, 12 March 2026).
Which RERA number do the listing sites show?
The top-ranking listing pages quote PRM/KA/RERA/1251/308/PR/280324/006766 (Homz N Space, updated 25 October 2026; Housiey, updated 18 September 2026). On the register, that is the original 'The Right Life' registration by the same promoter, dated 28 March 2024, with a proposed completion date of 31 December 2035 (Karnataka RERA). It is not the T10–T11 number. Neither listing page mentions Towers 10 or 11, so a buyer for the new towers should check that the booking form carries 008995.
The 2035 date is why some sites show 'possession 2035'. Housiey gives the developer's target as December 2028 for the towers it lists, against the December 2035 RERA date (Housiey). For T10 and T11, the RERA date is 31 October 2031.
Maintenance, payment plan and carpet area: what the listings add
- Carpet area quoted by Housiey: 2 BHK 782 sq ft, 3 BHK 969–1,103 sq ft, 3.5 BHK 1,260 sq ft, against built-up sizes of 1,249–2,067 sq ft on the same page (Housiey). On the carpet figure, the ₹1.49 crore 2 BHK works out to about ₹19,050 per sq ft of carpet (our arithmetic).
- Monthly maintenance quoted by Housiey: about ₹6,300 for a 2 BHK, ₹7,700–8,900 for a 3 BHK and ₹10,400 for a 3.5 BHK (Housiey). These are for the listed towers; ask for the T10–T11 figure.
- Payment: a construction-linked plan, with a minimum down payment of ₹15 lakh including taxes, as stated by the broker (Housiey).
- Scale: Homz N Space describes Phase 1 as 31 acres within a planned 100 acres, with over 84% open space (Homz N Space). Sites disagree on these numbers; the RERA land figure for T10–T11 alone is about 5.65 acres.
Mana Skanda location and connectivity
The RERA address for T10 and T11 lists survey numbers in Chikkavaderapura and Heggondanahalli villages, Sarjapura hobli, Anekal taluk, PIN 560087 (Karnataka RERA). Our catalogue lists the project on the Sarjapur–Varthur Road side, at Chikkadevapura: Mana Skanda.
We did not find developer-published distances. Listing sites give these: about 1.8 km to Sarjapur Road, 9.9 km to ITPL Whitefield and 10 km to Electronic City, all straight-line, with the under-construction metro about 5 km away (Homz N Space); and Greenwood High International School and United World Academy about 350 m away, with Oakridge International School about 2 km (Housiey). Check drive times at peak hours yourself.
For the road and metro picture on this side of Sarjapur Road, see our guides to the Dommasandra flyover (Dommasandra Flyover Status 2026: Sarjapur–Varthur Road) and the sanctioned Sarjapur metro line (Sarjapur Road Metro (Phase 3A, Red Line): What Is Actually Sanctioned in 2026).
Should you book in T10 or T11 now?
A new tower in an established layout offers the newest completion date and, often, the widest choice of floors. It also means the longest wait: construction is due to start on 1 November 2026, and completion is five years away. Before booking:
- Confirm the RERA number on your booking form reads 008995, not an earlier tower's number.
- Get the carpet area of your unit in writing and compare it with the RERA average for that type.
- Ask which amenities sit inside the T10–T11 registration and which are shared across the layout, and when each opens.
- Link payments to construction stages, and watch the quarterly RERA progress filings once they begin.
