Updated 27 October 2026. We read the TNRERA entry and the two portal pages that rank for this project, and set out what is confirmed, what differs between sources, and what to check before paying a booking amount.

TVS Emerald Avalon at a glance

  • Developer: TVS Emerald; the TNRERA promoters are Emerald Haven Life Spaces 2 Private Limited and Emerald Haven Life Spaces 3 Private Limited, both at Ispahani Centre, Nungambakkam (TNRERA register).
  • TNRERA number: TNRERA/35/BLG/0343/2026, dated 22 September 2026 (TNRERA register).
  • Homes: 1,035 in ten towers. Towers A, B, F, G and H have 119 homes each; towers C, D, E, J and K have 88 each (TNRERA register). Five times 119 plus five times 88 gives 1,035, our arithmetic.
  • Height: ground plus 14 floors plus a part 15th floor in every tower, over an extended combined double basement (TNRERA register).
  • Clubhouse: ground plus two floors plus a partial third floor, with a swimming pool at ground level (TNRERA register).
  • Land: 12.44 acres (ChennaiProperties; Housiey). The TNRERA entry lists survey and town-survey numbers in Blocks 19 and 21 of Zamin Pallavaram village, Pallavaram taluk.
  • Declared completion: 30 January 2033 (TNRERA register).

What is the price of TVS Emerald Avalon?

Two portals publish prices, and they are not on the same basis. ChennaiProperties lists base prices that exclude other charges; Housiey lists all-inclusive prices that exclude only stamp duty and registration.

  • 2 BHK: 970 to 1,268 sq ft, ₹99 lakh to ₹1.33 crore plus charges (ChennaiProperties); 675 sq ft carpet (965 sq ft built-up) at ₹1.11 crore and 871 sq ft carpet (1,245 sq ft built-up) at ₹1.43 crore all-inclusive (Housiey).
  • 3 BHK: 1,547 to 1,724 sq ft, ₹1.50 crore to ₹1.94 crore plus charges (ChennaiProperties); 1,078 sq ft carpet at ₹1.77 crore and 1,190 sq ft carpet at ₹1.96 crore all-inclusive (Housiey).
  • 4 BHK: 2,511 to 2,629 sq ft, ₹2.58 crore to ₹2.92 crore plus charges (ChennaiProperties); Housiey calls these 4 BHK duplexes, 1,708 sq ft carpet at ₹2.81 crore and 1,813 sq ft carpet at ₹2.98 crore.
  • Rate: ChennaiProperties shows ₹10,206 per sq ft. On Housiey's all-inclusive 2 BHK, ₹1.11 crore over 965 sq ft built-up is about ₹11,500 per sq ft, or about ₹16,400 per sq ft of carpet area, our arithmetic.

The gap between ₹99 lakh and ₹1.11 crore for a home of roughly 965–970 sq ft is about 12%, our arithmetic, and it is mostly the difference between a base price and an all-inclusive price: car park, club membership, corpus, legal and GST typically sit in the second. Ask the developer for one cost sheet that shows each line. When we checked on 14 October 2026, ChennaiProperties listed the range as ₹1.20 crore to ₹3.22 crore (our catalogue check); the lower figures it shows now may reflect a different basis or an update, which is another reason to rely on the developer's own sheet.

TVS Emerald Avalon possession date

The binding date is the one on TNRERA: 30 January 2033 (TNRERA register). Listing pages show other dates: December 2033 (ChennaiProperties), and a 'RERA possession' of December 2031 with a target of December 2030 (Housiey). An earlier target is a sales indication; what you can hold the promoter to is the TNRERA date and the date written into your agreement for sale. If you are told 2030 or 2031, ask for it in the agreement.

Approvals: what the TNRERA entry shows

  • Planning permission: CMDA, PP No. OL-PP/HRB/0033/2026, letter dated 7 July 2026 (TNRERA register).
  • Building permission: Tambaram City Municipal Corporation, letter dated 29 July 2026 (TNRERA register).
  • Both are recent, which fits a project that went on the register in late September and is being marketed as a new launch this month.

TVS Emerald Avalon location and connectivity

The project sits on the Pallavaram–Thoraipakkam Road, the 200-feet Radial Road that links GST Road at Pallavaram with OMR at Thoraipakkam (ChennaiProperties; Housiey). Housiey lists an IT park at about 900 m, Vels University at about 1.4 km and an upcoming metro station at about 2 km; it does not name the station, and we could not confirm the distance. For daily life on this side of the city, our guide to Pallavaram, Chromepet and the GST Road belt is at Living in Chromepet, Pallavaram and the GST Road Belt: A 2026 Resident's and Buyer's Guide.

Amenities

ChennaiProperties lists 18 amenities, including a swimming pool, gym, library, mini theatre, business centre, squash and badminton courts, a rooftop tennis court and two pickleball courts. Housiey says '20+' in one place and '8+' in another. The TNRERA entry confirms only the clubhouse and its ground-level pool; ask for the amenity list attached to the agreement.

Who TVS Emerald Avalon suits

  • Buyers working on OMR's northern end, at Guindy or near the airport who want a large gated community with a full clubhouse.
  • Families who want a 3 BHK or a 4 BHK duplex in a new build on this side of the city; there are few 1,000-home launches near Pallavaram.
  • It suits less those who need a home before 2030: the declared completion date is January 2033.

What extra costs apply?

On top of the price, Tamil Nadu charges 7% stamp duty and a 2% registration fee on the value registered, which for a flat is usually split between the undivided share of land and the construction agreement (TNREGINET). As an illustration, 9% of ₹1 crore is ₹9 lakh, our arithmetic; the actual figure depends on how the sale is structured. GST applies to the under-construction portion. The undivided share matters for the land you own; see Patta for Flats in Chennai and UDS Explained (2026): Joint Patta, Undivided Share, Registration.

Five checks before you book

  • Open TNRERA/35/BLG/0343/2026 on rera.tn.gov.in and match the tower, floor and home counts with the brochure.
  • Ask for the all-inclusive cost sheet on the developer's letterhead, with the carpet area of your unit.
  • Ask which tower and phase you are buying in and its own construction schedule.
  • Confirm the car park type (basement or surface) and whether it is included; see Car Parking Charges in Chennai Flats 2026: TN RERA Tribunal Rule.
  • Read the possession and delay-compensation clauses against the TNRERA date.
