Updated 19 October 2026. We re-opened each report's coverage today, set the four side by side, worked out why they disagree on direction, and then looked at what the office numbers do and do not tell a home buyer, corridor by corridor. Most pages ranking for this search stop at the city total from a single report.
How much office space did Bengaluru lease in 2026?
Here is what each consultancy reported for Bengaluru, in the order the reports came out.
- Colliers (2 October 2026): 15.7 mn sq ft in Jan–Sep, 29% of the 54.4 mn sq ft leased across the top seven cities; flex operators took 2.8 mn sq ft in Bengaluru (Outsource Accelerator).
- CBRE (7 October 2026): about 4.9 mn sq ft in July–September alone, second to Hyderabad's 5.3 mn sq ft; Bengaluru took 28% of India's Q3 GCC leasing. India's nine-month total was a record 66.4 mn sq ft (PropNewsTime).
- Knight Frank (13 October 2026): 16.7 mn sq ft in nine months, about 25% of the eight-city total, against 22.5 mn sq ft a year earlier; Q3 was 2.6 mn sq ft (PNI News).
- Savills (16 October 2026): 18.0 mn sq ft of gross absorption year to date, up 25%; Q3 was 5.3 mn sq ft, up 36%, the highest of any city that quarter (The Realty Today).
Why do the office leasing reports give different numbers?
Notice that this year's figures are fairly close: 15.7, 16.7 and 18.0 mn sq ft. The headline direction differs mainly because the reports measured last year so differently. Knight Frank's base for Jan–Sep 2025 is 22.5 mn sq ft. Savills' 25% rise to 18.0 mn sq ft implies a base of about 14.4 mn sq ft (our arithmetic). Compare two different starting points and you get growth in one report and a fall in the other.
Knight Frank flagged this in July: its H1 2026 report said Bengaluru was moderating from the exceptionally high leasing volumes of H1 2025, even while the city stayed India's largest office market at 14.1 mn sq ft for the half-year (Business Today, 26 July 2026). Its 9M number of 16.7 mn sq ft means Q3 added 2.6 mn sq ft. Savills and CBRE recorded 5.3 and 4.9 mn sq ft for the same quarter.
The other differences are about definitions, and none of them makes a report wrong:
- Which cities count: Colliers covers seven markets, Knight Frank eight, so city shares are not comparable one to one.
- What counts as a deal: Savills labels its figure gross absorption. Consultancies do not publish identical rules on renewals, pre-commitments and the date a deal is booked, and a single large deal can fall in different quarters in different reports.
- Which buildings count: reports track their own stock of Grade A buildings and their own deal databases.
- What it means for you: read the trend inside one report over time, not one firm's number against another's. On every report, Bengaluru remains one of India's two biggest office markets in 2026.
How big is the GCC share, and where are the offices?
- Savills: GCCs made up 53% of Bengaluru's year-to-date leasing and 32% of Q3 leasing. The Outer Ring Road took 61% of the city's leasing. IT, flexible workspace and engineering and manufacturing made up 74% of Q3 demand (The Realty Today, 16 October 2026).
- Knight Frank: Bengaluru GCCs leased 9.8 mn sq ft in nine months, 36% of all GCC deals across eight cities, against 11.9 mn sq ft a year earlier (PNI News, 13 October 2026).
- CBRE: Bengaluru took 28% of India's Q3 GCC leasing, behind Hyderabad's 37% (PropNewsTime, 7 October 2026).
- Policy: Karnataka's stated target is 500 new GCCs and 3.5 lakh jobs by 2029, repeated at a July consultation chaired by the Chief Minister (Dynamite News, 8 July 2026). This is a government target, not a forecast.
Rents and new supply: the other half of the picture
Knight Frank recorded 19.4 mn sq ft of new office completions in Bengaluru in nine months, up 143% from 8.0 mn sq ft a year earlier, and an average Q3 rent of ₹103.6 per sq ft per month, up 8% year on year and 1% quarter on quarter (PNI News, 13 October 2026). Savills says Bengaluru and Hyderabad together added more than 15.9 mn sq ft in Q3, nearly 80% of India's new supply (The Realty Today).
More buildings opening while rents still rise is a sign that occupiers are taking up the new space. For housing, it matters where those buildings are, which is the next question.
Do GCCs increase housing demand in Bangalore?
There is a link, and one research house names it directly. JLL's Q2 2026 residential report says Bengaluru home prices rose 3.1% quarter on quarter, driven by GCC employment, demand for larger homes, a concentration of premium launches and rising construction costs; rents rose 2.5% on demand from tech professionals (JLL, Q2 2026).
That is not the same as saying every new office lease lifts the flat next door. Prices also respond to interest rates, supply and builder pricing. We make no prediction of future prices here. What the office data can do is tell you where daily commutes are being created.
Which Bangalore areas see housing demand from new offices?
JLL says residential growth is shifting to Whitefield, Sarjapur Road and Yelahanka as central areas approach capacity, and that the Hebbal–Devanahalli corridor is the main hub for new Grade A office and residential development (JLL, Q2 2026). Read with the Savills ORR share, three commuter belts stand out:
- Outer Ring Road (Bellandur, Marathahalli, Panathur, Kadubeesanahalli): 61% of year-to-date leasing (Savills). Homes within short drives of the ORR tech parks see steady tenant demand. Guide: Flats Near Ecospace Bellandur 2026: Commute, Prices, Rents
- Whitefield and Varthur: named by JLL as a growth area; ITPL and EPIP are the main employment clusters. Guide: Flats Near ITPL Whitefield 2026: Commute, Prices, Rents and listings at Whitefield, Bangalore
- North (Hebbal, Thanisandra, Yelahanka, Devanahalli): JLL's main hub for new development; Manyata Tech Park is the anchor. Guide: Flats Near Manyata Tech Park 2026: Commute, Prices, Rents
If you are buying near an office cluster
- Time the commute at peak hour, both ways, before you shortlist.
- Ask which tech parks are within 30 minutes, and whether the nearest one has new buildings opening or only older stock.
- Check the project's RERA registration and possession date on the K-RERA portal yourself.
- Rental demand from office workers is not guaranteed income. Look at actual rents in the society today, not projections.
