Updated 27 October 2026. Portals show saleable sizes of 1,885 to 2,942 sq ft. Below are the RERA carpet areas, the plan approval, the cost on record and what to ask before you pay a booking amount.

Silver Horizon at a glance

Silver Horizon sizes: RERA carpet area vs portal saleable area

In the RERA unit table, the three-bedroom flats measure 106.84 to 113.99 sq m of carpet, about 1,150 to 1,227 sq ft. The four-bedroom duplexes measure 169.97 to 199.97 sq m, about 1,830 to 2,152 sq ft, and the two one-bedroom flats 63.74 sq m, about 686 sq ft (Karnataka RERA; conversions ours). The duplexes also carry 535 sq m of exclusive open terrace between them.

Square Yards lists three-bedroom homes of 1,885 and 1,985 sq ft and a four-bedroom of 2,942 sq ft, labelled 'saleable'. Taking the smallest three-bedroom on each list, the saleable figure is about 1.6 times the carpet figure (our arithmetic: 1,885 ÷ 1,150). Part of the gap is that the filing lists balconies separately from carpet area (5,611 sq m across the three-bedroom flats). Compare offers on carpet area, not saleable area.

One tower, 33 floors: what the filing shows

  • Tower height 117 m, 33 floors, three basements (Karnataka RERA).
  • 269 covered parking spaces and four garages for 217 homes, about 1.2 spaces per home (Karnataka RERA; ratio ours).
  • Density: about 81 homes per acre (our arithmetic; Square Yards shows the same figure).
  • Ground coverage: 1,476 sq m of the 10,876 sq m plot, about 14%; the rest is listed as open area (Karnataka RERA; share ours).
  • Water: borewell and Kannamangala Gram Panchayat supply (Karnataka RERA).

What is the price of Silver Horizon?

No price has been published. Square Yards shows 'price on request' and gives a Budigere Cross average asking price of ₹12,400 per sq ft in one section and ₹12,700 per sq ft (September 2026) in another. Those are locality averages from the portal, not quotes for Silver Horizon. For scale only: 1,885 sq ft at ₹12,400 would be about ₹2.34 crore before charges (our arithmetic, not a price for this project). Ask the developer for a written cost sheet.

Silver Horizon location and connectivity

Square Yards puts the project about 2.2 km from Old Madras Road and about 4.5 km from Whitefield Main Road, with Vydehi Rural Health Training Centre 0.4 km away and The Polaris International School 3.3 km away. From the RERA coordinates (13.0344 N, 77.7622 E), Kempegowda International Airport is about 19 km in a straight line (our arithmetic).

The address falls under the Kannamangala gram panchayat for water, and the plan is a BDA approval rather than a city corporation approval (Karnataka RERA). Ask how khata will be issued after completion and which body will collect property tax.

Checks before booking Silver Horizon

  • Match the survey numbers (127/3, 128/4), village and promoter on the RERA page with the brochure and agreement.
  • Get the carpet area, balcony area and terrace area of your exact unit in the agreement.
  • Ask for the BDA plan copy and any fire and airport-height clearances for a 117-metre tower.
  • Confirm the water arrangement: borewell yield and the panchayat supply terms.
  • Pay only into the RERA-designated account; check that the agreement's completion date is 1 August 2030 or earlier.
