Budigere Cross sits on Budigere Main Road off Old Madras Road (NH-75), between Whitefield to the south and the airport to the north. For most of the last decade it was farmland and small layouts; in 2025-26 it became one of the most crowded launch pipelines in Bengaluru. PropNewz, summarising Cushman & Wakefield's Q1 2026 data, reported 12,664 units launched in the city that quarter, with East Bengaluru taking 57% of that supply across Whitefield, Gunjur, Budigere Cross and Hoskote.

That context matters. A locality that attracts many large projects at once offers choice and negotiating room, but it also tests how fast real infrastructure can follow the housing. This guide separates what is built from what is planned.

Distances and connectivity

A PropNewz buyer guide (June 2026) puts Budigere Cross about 13 km from Whitefield via the Whitefield-Hoskote Road, about 10 km from KR Puram, about 9.6 km from Hoskote town and about 24 km from Kempegowda International Airport via SH 104. The same piece says no metro station operates at Budigere Cross and that the nearest stations in the Kadugodi and Whitefield direction are 10-16 km away. Daily commuting is therefore by road.

The metro idea is real but early. Swarajya reported on 29 January 2026 that BMRCL was studying a 16 km double-decker extension from KR Pura to Hoskote, with a tentative alignment that includes Avalahalli, Budigere Cross, Kattamanalur Gate flyover and Hoskote toll plaza. It is a feasibility study; the geotechnical survey would only follow at the detailed project report stage. Do not price a flat on the assumption that this line exists.

The Satellite Town Ring Road adds a longer-term logic. Swarajya (6 August 2026) reports that the 80 km Dobaspet-Hoskote section has been operational for over two years and that a 144 km corridor from Dobaspet to Hosur via Hoskote is targeted for November 2026, a completion target rather than a guaranteed opening. For Budigere Cross, the benefit is access to the airport and the Hoskote-Hosur stretch without entering the city, which suits some commuters and logistics-linked jobs more than others.

Prices: what to make of the numbers

The takeaway: the cheap-land phase is largely behind the locality. The PropNewz piece itself warns that price convergence toward Whitefield levels will slow future gains, and that new supply may soften resale appreciation and rents.

  • HomeBazaar's locality table (22 May 2026) lists Budigere at about ₹12,100 per sq ft, as an indicative asking average.
  • PropNewz (June 2026), citing Trade Brains, reports apartments at roughly ₹12,500 per sq ft, up about 23% over the year, and quotes comparable quality in Budigere at ₹9,000-₹13,500. It also notes land rising far faster than apartments. These are secondary reports; verify before relying on them.
  • PropNewz places the city average at ₹9,785 per sq ft (PropTiger Q1 2026), which means Budigere Cross now sits above the Bengaluru average rather than at a discount to it.

Sobha's regional guide names Baldwin International, Geetanjali International and Shri Ram Global among schools around Budigere Cross, East Point Hospital for medical needs and Orion Uptown Mall for retail. Larger hospital and mall choices are in Whitefield and KR Puram, 10-13 km away. As the townships fill, expect social infrastructure to improve, but the early years are lighter on it.

Rent and yield

PropNewz describes rental yield here as low single digits, and Sobha's East Bengaluru guide cites about 3% for the wider Whitefield-Hoskote belt. With a large supply of new homes arriving, tenants gain bargaining power. Plan around end-use value rather than rent.

  • Water and power: confirm the borewell, STP and BWSSB or tanker plan; the OpenCity 2025 survey found the highest regional tanker rates in the Whitefield area of East Bengaluru.
  • Khata and layout status for resale plots or small buildings around the main road: check A-khata or e-khata and the conversion order.

Questions to ask before booking at Budigere Cross

  • What is the possession date on the RERA certificate, and what interest or compensation does the agreement provide for delay?
  • What is the project's water source, and is there a signed arrangement for Cauvery, borewell or tanker supply?
  • How many phases and units are planned in the township, and when does the retail, school and clubhouse component complete?
  • What are the current resale or secondary-market prices in the completed phases of the same developer nearby, such as the Brigade Citrine phase nearing possession?
  • Is the booking priced on carpet or super built-up area, and what are the extras (club, parking, corpus, GST)?

Who it suits, and our verdict

Budigere Cross suits end-users with Whitefield, KR Puram or airport-side jobs who value space and large clubhouses, and who are comfortable with a road commute and with waiting for infrastructure. It is not an obvious fit for buyers who need a metro walk or short-term resale gains.

Our view: attractive for patient family buyers who negotiate possession-linked payments and choose a developer with a clear delivery record. Treat the 23% one-year jump as history, not a forecast, and compare any launch to nearby Hoskote and Old Madras Road pricing.
