Sector 91 is a pocket of New Gurgaon defined by two things: DLF's Garden City plotted development and a long tail of compact, lower-priced flats. It is also the sector where portals disagree most, with one aggregator in the search results showing an average near ₹16,000 per sq ft while Square Yards shows ₹10,850. We could not verify the higher number, so we leave it out and work from the pages we could read.
If you are shortlisting here, the practical task is to decide whether you are buying a plot or villa-style home in a branded township, or a compact apartment where price per sq ft matters less than the building's condition.
Location and connectivity
Square Yards' project pages place the sector 5-8 km from the Dwarka Expressway and 3 km from Pataudi Road, which makes it a Pataudi Road-side address rather than an expressway-frontage one. It is the sector pair 87-91 that the authority names in a planned flyover. Square Yards' 1 October 2026 infrastructure note says the Gurugram Metropolitan Development Authority (GMDA) plans a flyover at the intersection of Sectors 86-90 and 87-91 on the multi-utility corridor to ease expressway traffic, and Trak.in (August 2025) reported the 5.3 km master-road upgrade that includes the 87-91 boundary, with a March 2026 deadline we could not confirm was met.
On metro, Square Yards' 9 September 2026 explainer says its border-area distance figures apply to Sectors 88 and 90; it provides no figure for 91. We therefore cannot say how far the nearest working station is, and a buyer relying on the Blue Line should measure it.
Prices: a soft picture
RealtyHunting's Sector 91 page returned an error when we tried it, so the sector has one fewer cross-check than its neighbours. Be cautious with any single quoted rate.
- Square Yards overview (1 October 2026): average about ₹10,850 per sq ft for apartments, a price trend of minus 2.1 per cent, average rent ₹19 per sq ft, rental yield 2.10 per cent. The sector ranks 251st of 509 Gurgaon localities.
- Square Yards project listings: ₹8,450-13,000 per sq ft across listed projects, with sizes from 602 to 6,386 sq ft in 2-5 BHK apartments, plots, villas and floors.
- Housing-portal and NoBroker pages showed other averages, from about ₹10,800 to about ₹16,000 per sq ft; they were visible only as search snippets, and the top figure is out of line with every page we read, so we do not use them.
Projects to know

Schools, hospitals and daily needs
Square Yards names Discovery Montessori School (1.7 km), Shri Kailash Hospital (1.8 km), Sun Life Hospital (1.8 km) and Canara Bank (1.9 km) as nearby. The overview rates quality of life at 3.8 out of 5. These are small neighbourhood institutions, so big-format retail and a multispecialty hospital will be a drive away; confirm which hospital would be your first call in an emergency.
Rents
Square Yards' ₹19 per sq ft and 2.10 per cent yield are the lowest among the sectors we checked in this batch, with 31 rental listings against 59 for sale. A low yield on a flat that costs ₹10,850 per sq ft means rent covers little of the EMI. Owners here are mostly betting on appreciation or on self-use, and the soft trend argues for caution.
What works in its favour
- Entry points from about ₹37 lakh for compact flats, per Square Yards' listings.
- A branded township option (DLF Garden City) for plot or villa buyers.
- Planned corridor improvements named by the authority, including the flyover at 87-91.
Risks and trade-offs
- Soft trend: minus 2.1 per cent on Square Yards.
- Distance to the expressway (5-8 km) and reliance on Pataudi Road and the master roads.
- Weak rental yield (2.10 per cent) for investors.
- Data gaps: no RealtyHunting page, no sourced metro distance, no named senior-school list.
- Wide spread of products, from ₹36 lakh flats to ₹16 crore plots, which makes sector averages unreliable.
Who it suits
- Plot or villa buyers who value DLF's brand and are comfortable with long holding periods.
- End-users with a budget under ₹1.5 crore who accept a Pataudi Road-side address.
- Not for rental-yield investors or for those who need Delhi-side metro access.
Our view
Sector 91 is a patient buyer's sector. The branded plots and ready flats have their audiences, but the price trend is soft and the data thin. Build your decision on a specific project's carpet-area price, its occupancy certificate and a personal drive to your workplace, not on a sector headline.
