Sector 95 is where New Gurgaon becomes distinctly affordable. RealtyHunting's data (1 October 2026) shows it ranking lowest among the belt's sectors, at roughly 35 per cent below the New Gurgaon average of about ₹11,992 per sq ft recorded for December 2025. Much of the supply is affordable-policy apartments and floors, which is what keeps tickets low and also what shapes its risks.
A word on naming: Sector 95A, next door, is listed by RealtyHunting at a slightly higher average of about ₹8,550 per sq ft. We cover Sector 95 itself here and mention 95A only for comparison.
Location and connectivity
Square Yards' project pages for Sector 95 emphasise proximity to the Dwarka Expressway and Pataudi Road with NH-8 access, without distances. The sector carries the New Gurgaon PIN 122505. RealtyHunting's page repeats generic drive-time lines (business hubs in 15-25 minutes, the airport in 30-40 minutes via the expressway) that appear in near-identical form on other sector pages, so treat them as rough placeholders rather than measured times. Measure your own route at your own hour.
There is no metro in the sector. Square Yards' 9 September 2026 metro explainer groups Sector 95 with the border sectors but gives distances only for 88 and 90 (Yashobhoomi Dwarka Sector 25 at 1-2 km), so 95 will be farther. The Gurugram metro's expressway spur at Sector 101 is tentatively targeted for commercial operations in 2028 on the same page.
Prices: low, with caveats
The gap between ₹7,850 and ₹9,300 reflects different samples. Both portals agree this is the cheapest tier on the belt.
- RealtyHunting (1 October 2026): Sector 95 at about ₹7,850 per sq ft (range ₹6,000-9,700); 95A at about ₹8,550 (₹6,550-10,300). Unit prices: 1 BHK ₹31-37.75 lakh; 2 BHK ₹50-85 lakh. By society, Sidhartha NCR One Phase 1 about ₹6,250 and NCR Greens about ₹6,950.

Schools and hospitals
Square Yards names Royal Public Senior Secondary School (0.5 km), Royal Institute of Science (0.5 km) and Discovery Montessori (0.6 km), with Ayushman Hospital, Genesis Hospital and Shri Kailash Hospital nearby. For a sector priced this low, the school proximity is a genuine plus for families; the hospitals are neighbourhood facilities rather than large multispecialty centres.
Rents and yield
Square Yards shows rents of ₹15,750 for a 1 BHK up to ₹46,650 for a 5 BHK and a yield of only 1.94 per cent, because low rents are divided by prices that have still risen. RealtyHunting describes yields as modest but steady, with demand from nearby offices and schools, giving no percentage. On either source, rent will not carry an EMI.
What works in its favour
- Lowest entry prices in the belt: 1 BHK from about ₹31 lakh.
- Schools within about 0.5-0.6 km according to Square Yards.
- A growing pipeline of ready stock for buyers who want to see the building first.
Risks and trade-offs
- Affordable-policy density: stock built under Haryana's affordable and plotted-colony schemes tends to be compact and dense. Realty Today (30 August 2025) reports residents of affordable projects at Signature Global City (37D), ROF Alante (108) and Pyramid Urban Homes (86) protesting over missing 24-metre access roads, water scarcity, security gaps and maintenance charges for incomplete facilities. Sector 95 is not named in that report, but the pattern applies; check road access before booking.
- Rental yield below 2 per cent on Square Yards.
- Resale competition from a large number of similar affordable units.
- Water and sewer: GMDA's third water treatment plant (100 million litres a day) is approved but not built, and Square Yards' 37C page puts completion at 2028; the Tribune (7 March 2025) reported a summer supply of 570 MLD against demand of 700 MLD across Gurugram.
- Distance to the metro and Cyber City.
Who it suits
- First-time buyers with a ₹40 lakh to ₹1 crore ceiling who want a ready or near-ready home.
- Families who prioritise a nearby school over a short commute.
- Not for buyers who need strong rental yield, premium amenities or a metro commute.
Our view
Sector 95 is a budget sector and should be judged as one. The low price is real, the schools are close, and the main costs are in the details: road access, water, and how many comparable units will compete when you eventually sell. Choose a project with an occupancy certificate and a working resident association, and visit during the evening peak.
