Smartworld One DXP is a large-format project on the Dwarka Expressway. This review notes that it is big, relatively moderately priced and from a developer whose record buyers should verify. It is editorial and carries no resident opinions.
At a glance
The 18-month gap between portal and catalogue possession dates is large; the RERA registration end date is the legal anchor.
- Developer: Smartworld Developers.
- Location: Sector 113, Dwarka Expressway, Gurugram.
- Configurations: 2, 3 and 4 BHK apartments.
- Price range (our catalogue): ₹2.5-6.2 crore. Portals show a start from about ₹2.45 crore, with larger homes at ₹3.58 crore and up.
- HRERA: RC/REP/HARERA/GGM/2023/30 per our catalogue.
- Scale (portals): 8 towers, 29 floors, about 1,790 units on 16.11 acres; sizes about 1,377-3,055 sq ft.
- Possession: our catalogue says June 2029, whereas a portal lists around December 2027.
Location assessment
Sector 113 on the Dwarka Expressway; 19 km opened March 2024 (Housing.com) and the NH-48/SPR cloverleaf reported as nearing completion (Swarajya).
Metro: the planned Millennium City Centre-Cyber City line with a spur, still under implementation (Indian Infrastructure; Swarajya).
Square Yards lists the sector as within reach of Artemis, Max and Medanta hospitals and schools without exact distances.
- Expressway access.
- Planned metro spur.
- Large resident base means shared roads and amenities will be busy.
Price check
Portal rates quoted are about ₹15,750 and ₹17,500 per sq ft (HomeBazaar-listed portals via search), which is below the ₹20,000-₹24,000+ that Sobha's blog and RealtyHunting describe for premium sectors 102, 106 and 113. A lower price per sq ft may reflect large scale and a mid-segment positioning.
A comparison page lists M3M Mansion resale at about ₹21,000 per sq ft onwards (indicative asking), so One DXP is priced below that benchmark if the rates are correct.
Developer track record
Smartworld is a Gurugram developer with several projects. Before booking, look up the developer's other Gurugram projects on the HRERA Gurugram website (orders and complaints) and ask the developer directly about any delay matters. We have not reviewed HRERA orders for this developer, so we draw no conclusion either way.
Our catalogue lists Gems as nearing possession (September 2026) and Orchard as nearing possession (October 2026), so these may be about to deliver; verify with the occupation certificate.
Design and amenities (developer claims)
Developer descriptions emphasise a large clubhouse and landscaped areas at a very large scale. These are claims; with about 1,790 units, ask how amenities scale per household.
Pros
- Lower price per sq ft than premium neighbours.
- Wide range of configurations from 2 to 4 BHK.
- Dwarka Expressway location.
Cons and risks
- A newer developer brand: verify its delivery record on other projects before booking.
- Large density with about 1,790 units.
- Conflicting possession dates.
- Water and waterlogging risk across the city (The Week; The Realty Today).
Who it suits and who should skip
- Suits: Value-seeking buyers who accept density and will track RERA progress.
- Skip if: You dislike very large communities.
- Skip if: You need guaranteed delivery timing.
Verdict
One DXP offers a lower entry price in a premium corridor, but delivery discipline is the key question. Check the occupation certificates of Smartworld's earlier projects before booking.
