Sector 37D has become one of the busiest launch pockets in New Gurgaon because it offers an entry ticket well below the Sector 102-113 core while still being marketed on Dwarka Expressway access. It is one of the few places where a first-time buyer with ₹1.5-2 crore and a developer pitching a ₹6 crore four-bedroom can both be shown a map with the same expressway on it.
That mix is the opportunity and the risk. This guide separates what is documented from what is marketing, with prices, named projects, metro status and the practical cautions.
Where Sector 37D sits and how you get out of it
RealtyHunting's Sector 37D page (updated 22 September 2026) describes access via Pataudi Road and the Dwarka Expressway to Delhi and the airport corridor, with the Central Peripheral Road and NH-8 within reach. Square Yards (9 September 2026) names planned Gurugram metro stations at Sectors 9 and 10 on the GMRL loop as the ones expected to serve sectors including 37D, at 2-4 km distance, and says there is no confirmed date for metro arrival.
In plain terms: you are buying here for road access, and the metro is a possibility rather than a plan you can bank on. A news video listing from Amar Ujala (5 September 2025) carries a title about waterlogging on the road connecting Sector 37D to the Dwarka Expressway, so check the last-mile link in the rains.
Dwarka Expressway facts that apply here
These are corridor-wide facts. They matter for every sector on this road, so check how each one translates to the specific tower you are considering.
- Road: the Haryana stretch of the Dwarka Expressway (about 19 km) was inaugurated on 11 March 2024, and the 10.1 km Delhi section (Shiv Murti to Dwarka Sector 21, then on to the Delhi-Haryana border) was inaugurated by the Prime Minister on 17 August 2025 (per PMO and Deccan Herald coverage; Business Today, 5 September 2026).
- NH-48: the expressway meets NH-48 (old NH-8) at a cloverleaf interchange, and also connects to the Central Peripheral Road and Southern Peripheral Road (per The Metro Rail Guy's expressway status page, last updated July 2024).
- Metro: no Gurugram metro station operates on the expressway yet. Square Yards (9 September 2026) reports a 1.85 km spur toward a Sector 101 station as under construction, with a tentative 2028 start of commercial operations and "no confirmed date". The nearest working stations it names are Yashobhoomi Dwarka Sector 25 and Dwarka Sector 21 on the Delhi Metro.
- Prices: ANAROCK data reported by Outlook Money (September 2026) puts the corridor average at ₹14,180 per sq ft in H1 2026, up from ₹6,032 in 2021, against a Gurugram average of ₹13,350.
- Supply: ANAROCK counts 38,680 launches on the corridor from 2021 to H1 2026 and 10,770 unsold units, about 18 months of inventory at the current sales pace, and flags oversupply risk in the ₹1.5-3 crore segment.
Sector 37D price levels in 2026
RealtyHunting's September 2026 sector page, which aggregates early-to-mid 2026 portal data, gives these indicative asking rates:
- Sector average: about ₹13,250 per sq ft; entry flats ₹8,550-13,300 per sq ft; premium new projects ₹14,900-16,000 per sq ft.
- Named project rates on the same page: Signature Global Sarvam about ₹16,000, Navraj Kingstown Heights about ₹15,150 and Signature Global De Luxe DXP about ₹14,900 per sq ft.
- Trend: RealtyHunting says the sector rose nearly 10% in the last year, which it attributes to the maturing expressway. That is one aggregator's reading and not an audited index.
- RealtyHunting's corridor article (24 July 2026) places value sectors including 37D at ₹11,000-15,000 per sq ft, against ₹20,000-24,000+ in the premium sectors 102, 106 and 113.

Schools, hospitals and daily life
RealtyHunting describes the sector as a mix of affordable group housing, independent builder floors and mid-luxury towers, and cautions that some stock is entry-grade and needs careful builder vetting, with possession records and maintenance plans critical for affordable projects.
We could not source named schools or hospitals for 37D, so we list none. Ask each developer to name the nearest CBSE school, hospital and market, and measure the drive yourself.
Rental levels and yield
We found no sourced sector-level rental figure for 37D. Corridor-wide, ANAROCK (via Outlook Money, September 2026) reports rents up 87% since 2021 and a 1,000 sq ft 2 BHK at ₹25,000-31,250 a month. Affordable-segment resale has a deeper tenant pool but thinner yields, so check actual listings before assuming a number.
What works in its favour
- Among the lowest entry prices on the expressway belt, with a wide range of ticket sizes from about ₹1.2 crore to over ₹6 crore.
- Active developer interest and new launches keep a steady supply of choices.
- Road access to the Dwarka Expressway, Pataudi Road and the CPR per RealtyHunting.
Risks and trade-offs
Sector-specific points first, then the corridor-wide ones.
- No metro date: the nearest planned stations are 2-4 km away and unconfirmed (Square Yards).
- Quality varies sharply between affordable and premium stock inside the same sector.
- A reported waterlogging problem on the link to the expressway (Amar Ujala video listing, September 2025).
- Drainage and waterlogging: Business Today (5 September 2026) reported significant waterlogging in the expressway tunnel during monsoon rain, and The Tribune (June 2023) reported more than 12 areas around the expressway waterlogged after a light shower. Visit in the rains, not just in winter.
- Delivery risk: much of the corridor's stock is under construction, and listed possession dates vary between portals, developer pages and the HRERA register. Treat the HRERA date as the legal one and ask for the last two quarterly progress reports.
- Pricing noise: trackers disagree by 20-40% for the same sector because they mix ready resale flats, new launches and builder floors. Compare the rate for the specific project, on carpet area, not the sector average.
- Super-area loading: rates quoted on super area flatten the real cost; confirm the carpet area and the all-in price (parking, PLC, club, GST, registration) before comparing.
Who it suits
- First-time buyers with ₹1.2-3 crore who want a new apartment and can accept an 18-36 month wait.
- Families who prioritise space per rupee over proximity to Delhi.
- Not for buyers who need a metro commute within the next few years.
Our view
Sector 37D offers the most flexibility on budget on this belt, but flexibility cuts both ways: the sector average hides a gap of nearly ₹8,000 per sq ft between entry flats and new premium launches. Pick the project, then the sector.
