Sector 106 is the luxury end of the Dwarka Expressway. It is a commercial-and-residential sector with large-format projects from Sobha and Elan, and it prices accordingly.
The data we could read varies, and the catalogue prices are far above the portal sector average, so the guide separates the two.
Where Sector 106 sits and how you get out of it
A Sobha developer blog says Sector 106 is along the Dwarka Expressway with access to NH-48 and about 25-30 minutes from both IGI Airport and Cyber City via multiple routes. That is a developer's estimate; check at peak hours. RealtyHunting adds access to Delhi, Dwarka and the airport route, and notes internal infrastructure still maturing in some areas.
The Metro Rail Guy's expressway page lists 106 among the commercial sectors on the route (105, 106, 109-113).

These are corridor-wide facts. They matter for every sector on this road, so check how each one translates to the specific tower you are considering.
- Road: the Haryana stretch of the Dwarka Expressway (about 19 km) was inaugurated on 11 March 2024, and the 10.1 km Delhi section (Shiv Murti to Dwarka Sector 21, then on to the Delhi-Haryana border) was inaugurated by the Prime Minister on 17 August 2025 (per PMO and Deccan Herald coverage; Business Today, 5 September 2026).
- NH-48: the expressway meets NH-48 (old NH-8) at a cloverleaf interchange, and also connects to the Central Peripheral Road and Southern Peripheral Road (per The Metro Rail Guy's expressway status page, last updated July 2024).
- Metro: no Gurugram metro station operates on the expressway yet. Square Yards (9 September 2026) reports a 1.85 km spur toward a Sector 101 station as under construction, with a tentative 2028 start of commercial operations and "no confirmed date". The nearest working stations it names are Yashobhoomi Dwarka Sector 25 and Dwarka Sector 21 on the Delhi Metro.
- Prices: ANAROCK data reported by Outlook Money (September 2026) puts the corridor average at ₹14,180 per sq ft in H1 2026, up from ₹6,032 in 2021, against a Gurugram average of ₹13,350.
- Supply: ANAROCK counts 38,680 launches on the corridor from 2021 to H1 2026 and 10,770 unsold units, about 18 months of inventory at the current sales pace, and flags oversupply risk in the ₹1.5-3 crore segment.

Indicative asking figures, with a wide spread:
- RealtyHunting (mid-2026): about ₹13,000-16,000 per sq ft for expressway apartments, with new launches priced higher.
- Sobha blog: sector average about ₹15,050 per sq ft, with a rental yield near 2%. Its other blog quotes an indicative ₹22,344 and a 3 BHK at ₹4.9 crore; these are developer figures.
- PropertyPistol's sector page lists ₹13,700-36,590 per sq ft across projects, most clustered at ₹21,500-34,600.
- RealtyHunting's corridor article places Sector 106 in the premium band of ₹20,000-24,000+; Sobha Altus about ₹21,000 per sq ft.

- Elan The Presidential: ₹4.53-16.75 crore, 3 to 5 BHK, possession listed October 2027 (Elan The Presidential Sector 106 Dwarka Expressway); RealtyHunting describes it as 12.76 acres, 8 towers and 886 homes.
- Elan The Emperor: ₹12.99-18.11 crore, 4 and 5 BHK, new launch, possession listed December 2032 (Elan The Emperor Sector 106 Dwarka Expressway).
- Others named by PropertyPistol and RealtyHunting: Godrej Meridien (resale ₹1.33-3.54 crore), Paras Dews (resale from ₹2.47 crore), MRG The Skyline and MRG The Crown.
Schools, hospitals and daily life
Sobha's blog names Gyaananda School, Euro International School, DPS and Global Heights School in the vicinity, and Signature Hospital, Manipal Hospital, Medanta, Fortis and Artemis. It does not say how far each is, and several are in other parts of Gurugram, so treat the list as a catchment rather than a walkable neighbourhood.
Rental levels and yield
Sobha's blog gives a rental yield of around 2% for the sector. We found no sourced rent table for 106. Large luxury apartments are a thin rental market.
What works in its favour
- Branded luxury stock from Sobha and Elan.
- Low-density, high-specification layouts.
- Expressway frontage to Delhi and the airport route.
Risks and trade-offs
Sector-specific points first, then the corridor-wide ones.
- Much stock still under construction (RealtyHunting).
- Wide price spread depending on tracker and project.
- Yields near 2%.
- Drainage and waterlogging: Business Today (5 September 2026) reported significant waterlogging in the expressway tunnel during monsoon rain, and The Tribune (June 2023) reported more than 12 areas around the expressway waterlogged after a light shower. Visit in the rains, not just in winter.
- Delivery risk: much of the corridor's stock is under construction, and listed possession dates vary between portals, developer pages and the HRERA register. Treat the HRERA date as the legal one and ask for the last two quarterly progress reports.
- Pricing noise: trackers disagree by 20-40% for the same sector because they mix ready resale flats, new launches and builder floors. Compare the rate for the specific project, on carpet area, not the sector average.
- Super-area loading: rates quoted on super area flatten the real cost; confirm the carpet area and the all-in price (parking, PLC, club, GST, registration) before comparing.
Who it suits
- Luxury end-users with large budgets and delivery tolerance.
- Buyers valuing developer brand.
- Not for rental-yield investors.
Why the sector's numbers do not agree
In this guide we have quoted four different figures for Sector 106: RealtyHunting's ₹13,000-16,000, Sobha's blog average of about ₹15,050, Sobha's other indicative figure of ₹22,344, and PropertyPistol's project-level range of ₹13,700-36,590. They are not contradictory; they measure different things. The lower numbers are mixed resale and older-launch rates; the higher numbers are new-launch asking prices for towers delivering in 2027-2032.
Two practical points follow. First, when a broker quotes an average for Sector 106, ask which project and which tower. Second, check whether the quote is on carpet or super area; RealtyHunting's corridor article warns that super-area rates flatten the real cost.
Due-diligence checklist for Sector 106
- Search the project on the HRERA Gurugram register and compare the registered completion date with the date in the brochure and on portals. Where they differ, the register governs.
- For ready homes, ask for the occupancy certificate and the latest maintenance accounts. For launches, ask for the last two quarterly progress updates.
- Get the price sheet in writing: base rate on carpet and super area, floor rise, preferred-location charge, parking, club, GST and registration.
- For Elan The Presidential, our catalogue lists possession as October 2027 in one listing and December 2028 in another; ask which tower the date applies to and see it on the HRERA register.
- For Sobha Altus, ask what proportion of the units are sold and how the construction has progressed.
Our view
Sector 106 is a premium, long-wait sector. Quote and negotiate on the project, ask for carpet-area pricing, and confirm possession dates on HRERA.
