Sector 39 is a pocket where one project does most of the talking. Godrej Alira, a single-tower luxury launch, dominates the listings, and its pricing sits in a different league from the builder floors of neighbouring sectors. That makes this guide partly a project review and partly a locality note, and the main job is to separate the developer's own facts from third-party claims that do not agree with them.

What Godrej says about Alira
Godrej Properties' landing page describes a 33-storey tower of 132 residences on Plot GH-1, Sector 39, on a 1.974-acre (7,990.56 sq m) site, with 3 and 4 BHK ultra-luxury apartments. It states a starting price for a 4 BHK of ₹6.9 crore, a payment plan linked to construction milestones, and the RERA registration RC/REP/HARERA/GGM/959/691/2025/62 dated 26 June 2025. It places the project about 850 m from Medanta and about 2 km from the Rajiv Chowk flyover. The page does not state sizes or a possession date in the text we read.
What portals say, and where they conflict
- Price: Property Point's catalogue lists ₹6.26-9 crore for 3 and 4 BHK. A portal listing shows a 2,600 sq ft 3 BHK at ₹6.5 crore and a 3,500 sq ft 4 BHK at ₹8.75 crore. Both work out to about ₹25,000 per sq ft by our own arithmetic, which is well above the roughly ₹12,000-17,000 builder-floor asking rates quoted in nearby sectors.
- Possession: Property Point's catalogue shows April 2032 (new launch) while another portal shows January 2030. A 2-year gap is large; the RERA registration page is the authority, so ask Godrej for the registered completion date and any extension provisions.
- Scale: one portal describes the project as a single G+33 tower on 14 acres, while Godrej's own page says 1.974 acres and 132 residences. We treat the developer's figures as primary.
The locality around it
Sector 39 is described in broker material as lying on the Golf Course Extension Road side and near NH-48, though descriptions of the sector's exact position vary, so check the map for the specific plot. Godrej itself places the project 850 m from Medanta and about 2 km from Rajiv Chowk, which indicates a position between the hospital belt and the NH-48 edge of the city.
We found no reliable sector-level builder-floor price data for Sector 39; the one rental data point we saw was a single 600 sq ft 1 RK builder floor listed at ₹15,999 a month, which is not a market measure. Treat the sector as a project-led market until better data exists.
Connectivity
Alira's value proposition is proximity: Medanta, the NH-48 corridor and the commercial districts around Rajiv Chowk. Godrej does not claim a walkable metro in the text we read, and one third-party page's 'walking distance of HUDA City Centre' claim is something we could not verify, so test the actual route. The Millennium City Centre-Cyber City metro, projected for 2028 at Phase 1 per Wikipedia and 3.3% complete as of June 2026 per UNI, is a longer-term improvement and its cost is reported inconsistently (₹5,450 crore per The Tribune; ₹4,556.53 crore per Wikipedia).
Schools and healthcare
Directories list premium schools in and around Sector 39, among them Scottish High International School and Royal Public School, plus numerous CBSE schools; directory lists mix sectors, so confirm each school's address, board and admission rules. Medanta is the obvious care anchor, and Fortis Memorial Research Institute in Sector 44 is also reachable.
What a buyer should verify
- The RERA registration page: registered completion date, extension history, and quarterly progress reports.
- The price sheet: base rate, floor rise, preferential location charges, parking, club membership and GST, itemised in writing. At ₹6-9 crore, these extras are lakhs of rupees.
- Carpet versus super area: for a 2,600 sq ft quote, ask for the carpet figure and the loading.
- Payment plan: milestone-linked plans protect you better than time-linked ones; Godrej's page references a milestone structure.
- Resale: new ultra-luxury towers have a thin secondary market, so plan to hold.
Who it suits, and our view
Alira suits buyers who want a low-density, new-build luxury tower near Medanta and NH-48 and who can wait through a multi-year construction period. It is not designed for buyers who want a lived-in colony, a floor with land share or a walkable metro.
Our view: the price tag asks the buyer to trust the developer and the location in equal measure. Godrej's registration details are a good starting point, but the conflicting possession dates in portal listings are reason enough to ask for documents before a booking amount.
