Sector 40 does not get the attention of its better-known neighbours, which is partly the point. It is an older plotted sector adjacent to Sushant Lok and the Sector 39-43 belt, and its main assets are location and access: both the Yellow Line at Huda City Centre and the Rapid Metro's Sector 42-43 station are short drives. The market is thin, though, with no gated option, so the main task for a buyer is price discovery.

The housing stock
The sector's stock is mostly older builder floors on plots, with the source noting limited newly renovated inventory. RealtyHunting says it offers volume in 3-bedroom formats and larger plots suitable for 4-bedroom floors, but only about 25 builder floors are listed at any one time, compared with 724 in Sector 49. There is no gated-colony option, so security and maintenance are street-level and depend on your neighbours.
Indicative prices
RealtyHunting quotes 3 BHK floors at ₹9,694-14,675 per sq ft (typically ₹1.7-2.6 crore) and 4 BHK floors at ₹10,000-14,815 (typically ₹2.4-3.6 crore). It quotes apartments in the sector at around ₹12,150 per sq ft for comparison. The bands are wide because they span older, unrenovated floors and recently rebuilt ones. As a rule, a floor at the low end of the band is likely to need work; one at the top has probably been rebuilt or sits on a larger plot.
Compared with the figures we cite for Sector 45 (3 BHK floors at ₹9,500-12,121) and Sector 46 (₹11,200-14,200 for floors), Sector 40 sits in the same broad range rather than at a clear discount, even though it borders the more expensive Sushant Lok. A small sample can explain that, so judge by the individual listing.
Rents and yields
A 3 BHK floor rents for ₹35,000-55,000 a month, giving gross yields of 2.8-3.3%, per the source. The yield sits in the mid-range of the central sectors we reviewed: better than the 2.2-2.8% cited for South City 1. As elsewhere, treat the gross yield as before maintenance, vacancy and renovation.
Connectivity: two metro lines within a drive
RealtyHunting lists Huda City Centre metro and the Rapid Metro's Sector 42-43 station as short drives, plus access to Golf Course Road, Sohna Road and MG Road. Per Wikipedia, the Rapid Metro is a 12.85 km, 11-station elevated line (southern extension opened in 2017), with Sector 42-43 among its southern stations. The Rapid Metro is a feeder: it connects with the Yellow Line at Sikanderpur and serves Cyber City-side destinations; check the interchange time for your actual commute before treating it as a door-to-door solution.
The Millennium City Centre-Cyber City metro corridor will add a further line starting at Millennium City Centre. Wikipedia projects Phase 1 openings in 2028, with UNI reporting only 3.3% physical progress as of June 2026.
Schools and hospitals
School directories list Ryan International School in Sector 40 among the CBSE schools there, with several others such as Presidium, Orchids and DPS-named schools appearing in listings that may include neighbouring sectors. Verify location, board and admissions for any school you are relying on. Medanta (Sector 38) and Fortis Memorial Research Institute (Sector 44) are the major hospitals within a short drive; RealtyHunting also names Medanta and the Sohna Road hospitals.

Who it suits, and our view
Sector 40 suits families who want a central, established location near both metro lines and are content with an independent floor in an older sector. It suits less well buyers who want a gated society, a clearly prestigious address or abundant choice.
Our view: it is a reasonable if unspectacular value play, best approached floor by floor. The thin market means that when a good renovated floor appears at a fair price, it pays to move decisively, but only after the approvals and structure are checked.
