Sector 37C sits on the NH-48 side of New Gurgaon, in the belt that runs toward Basai and the start of the Dwarka Expressway. RealtyHunting describes it as a developing sector with society high-rise flats, some builder floors, mostly 2 and 3 BHK homes, and a mix of ready-to-move and under-construction stock. It is the value end of the expressway belt, and that is precisely its appeal and its caution.

This guide pulls together two portal datasets, one developer blog and the Property Point catalogue. Where they disagree, and they disagree by a wide margin on price, we show both rather than choose.

Where Sector 37C sits and how you reach it

RealtyHunting's sector page (an August 2026 article) lists NH-8 access, the Dwarka Expressway corridor and the New Gurgaon road grid, with Manesar reachable along NH-8. It gives no kilometre distances, and we have not invented any. Square Yards' project listings say individual projects are about 4 km from the Dwarka Expressway, which is a useful marker: this is not an expressway-frontage sector.

A Sobha blog on the best sectors near the expressway (undated, so treat it as promotional context) places 37C near Hero Honda Chowk and says it links to the Dwarka Expressway and NH-48. Square Yards' July 2026 update for the sector adds that a four-lane flyover is planned near the expressway to ease congestion for Sectors 37C and 37D, and that Gurugram Metro Phase 1 construction has been delayed by right-of-way clearance issues. No metro station serves the sector today; Square Yards' September 2026 metro explainer puts the planned expressway station at Sector 101, with commercial operations only tentatively targeted for 2028.

Prices: two portals, two different pictures

Price data for 37C is the least settled of any sector in this batch, so read the numbers as a range rather than a rate.

  • RealtyHunting (August 2026 article): flats at about ₹8,000-8,500 per sq ft, with annual growth of roughly 0.6 per cent and newer or premium projects pricing above that average.
  • Square Yards sector overview (July 2026): average sale price about ₹8,300 per sq ft for apartments, down 2.22 per cent, an average rent of ₹24 per sq ft and a rental yield of 3.47 per cent a year.
  • Square Yards project listings: per-sq-ft rates between ₹5,250 and ₹12,400, with Imperia Aashiyara at the low end (₹32.94 lakh) and Piedmont Taksila Heights at the top of the size range (₹4.16 crore for 5,561 sq ft).
  • The Sobha blog quotes ₹13,116 per sq ft and ₹2.9 crore for a 3 BHK. That is far above both portals and is undated promotional content, so we do not rely on it.

Projects: mostly ready, mostly older

Square Yards counts 18 projects in 37C, of which 13 are ready to move. The listed prices, all indicative asking figures, give a picture of a mature resale market rather than a launch pipeline.

  • ILD Grand: 2-3 BHK, about ₹1.15-1.64 crore, ready.
  • ILD Greens: 2-4 BHK and penthouses, about ₹84.28 lakh-₹2.62 crore, ready.
  • Imperia Elvedor: 1-2 BHK, about ₹41.19-56.25 lakh, ready.
  • Corona Optus: 2-4 BHK, about ₹1.01-2.02 crore, ready.
  • Piedmont Taksila Heights: from about ₹82.37 lakh, ready.
  • Emperium Premio (2-4 BHK and penthouse, about ₹1.44-3.97 crore) and Satya The Villas (5 BHK, price on request) are the two under-construction projects Square Yards lists.

Schools, hospitals and daily needs

Square Yards' overview names nearby facilities: Colonels Public School (0.2 km) and RHM Public School (0.6 km), plus Kamla Hospital (0.3 km) and Sukhda Hospital (0.5 km). These are neighbourhood-scale institutions rather than the large hospital chains found along Golf Course Road, so families wanting a tertiary hospital should plan for a longer drive. The Sobha blog also names Suncity School, Signature Hospital and Sapphire Mall as the sector's nearby anchors, though without distances.

Rents and yield

The only rent figures we found are Square Yards' ₹24 per sq ft and 3.47 per cent yield. On a 1,200 sq ft flat, ₹24 per sq ft would be roughly ₹28,800 a month, but that is arithmetic on an average, not a quoted rent. RealtyHunting says rental yield is currently modest and expected to grow as the sector and nearby offices develop; it gives no percentage. Treat both yield statements as low-confidence.

What works in its favour

  • Entry price: among the lowest per-sq-ft levels near the expressway, with 1 BHK stock from about ₹41 lakh.
  • Mostly ready supply, so you can inspect the building, its maintenance and its occupancy before paying.
  • Neighbourhood schools and clinics are within roughly 1 km according to Square Yards.

Risks and trade-offs

  • Weak price momentum: both portals show flat to negative recent movement (+0.6 per cent and -2.22 per cent), which argues against buying for quick appreciation.
  • Distance from the expressway: Square Yards' project pages cite about 4 km, so factor in the access roads at peak hours.
  • Civic services still catching up, according to RealtyHunting, and the third Gurugram water treatment plant (100 million litres a day, targeted for 2028 per Square Yards) is not yet built.
  • Older ready projects can carry deferred maintenance; ask the resident welfare association for audited accounts and any pending special levies.
  • Verify RERA status before buying any under-construction unit, as RealtyHunting itself advises.

Who it suits

  • Value-focused end-users who want a ready, mid-priced 2 or 3 BHK near NH-48 and are happy to buy a resale.
  • Tenants-turned-owners who work in or near Manesar or the NH-48 corridor and want to cap the ticket size.
  • Not ideal for buyers who need strong near-term appreciation or a short walk to a metro station.

Our view

Sector 37C is a pragmatic purchase, not a growth bet. The price evidence points to stability at best, the stock is mostly ready and older, and the connectivity depends on roads rather than rail. If your budget is under ₹1.5 crore and you want to move in soon, it deserves a look; compare it with neighbouring 37D, where newer launches carry a premium, before deciding.
