Updated 23 October 2026. We re-ran every active Bangalore listing at the configuration level (not the project's headline price) and dropped any project without a RERA number on our record or with a past possession date. We re-checked the Magicbricks Bengaluru rates, SBI's home-loan rates after the October repo rise, and Karnataka duty.

What does ₹1 crore buy in a 2 BHK?

Magicbricks put Bengaluru's average 2 BHK rate at ₹10,200 per sq ft in July–September 2025 (Magicbricks PropIndex, Bengaluru). At that rate ₹1 crore buys about 980 sq ft. That is why the cheaper 2 BHKs below are often 850–950 sq ft, and why those at 1,050 sq ft or more are mostly outside the ring road.

Demand is real: 2 BHK homes drew 39% of Bengaluru searches but only 27% of listings in the same quarter (Magicbricks).

What does a ₹1 crore 2 BHK really cost?

The sticker is not the cheque. For an under-construction flat above ₹45 lakh, GST is 5% of the agreement value (no input credit). Karnataka stamp duty is 5% plus about 10% cess and 2% surcharge on the duty, and the registration fee has been 2% since the end of August 2025, taking the total to about 7.6% (PropNewz, updated 7 September 2026). On a ₹1 crore agreement that is roughly ₹5 lakh of GST and ₹7.6 lakh of duty and registration, before car park, corpus and maintenance deposits, which vary by project.

Loan cost has also moved. The RBI raised the repo rate by 25 basis points to 5.50% on 7 October 2026 (RBI), and SBI's regular home-loan rates moved to 7.50%–8.80% from 15 October 2026 (Business Today, 18 October 2026). On an ₹80 lakh loan over 20 years, our EMI works out to about ₹64,450 at 7.50%, ₹66,900 at 8.00% and ₹69,400 at 8.50%.

What to check before you book

  • Compare carpet area, not just super built-up. A 950 sq ft 2 BHK can have very different usable space from one project to the next.
  • Match the RERA registration to the tower and phase you are buying, and read the completion date on the RERA page, not the brochure.
  • Ask what the quoted price includes: car park, floor rise, clubhouse, legal and BESCOM/BWSSB charges.
  • Outside the BBMP/GBA area, check khata type, water source and approvals. Our guides: Gated Community Flats in Bangalore (2026): Approvals, Khata, Legality and Projects by Budget and e-Khata guide, Bangalore.
  • Commute first, price second. A ₹70 lakh flat with a 90-minute commute can cost more in time than a ₹95 lakh one 20 minutes from work.
