Updated 23 October 2026. We read every 2026 entry on the TNRERA building register and picked out projects south of the airport along GST Road, the Tambaram–Velachery belt and the Vandalur side. Registration is the legal precondition for marketing a project, so this list is a cleaner guide to what is genuinely new than portal 'new launch' tags. Unit counts and completion dates are as declared to TNRERA.

Which projects did TNRERA register on the GST Road side?

From the TNRERA register (rera.tn.gov.in, opened 23 October 2026), newest first:

For context, the one large affordable project registered in August, Tulive Pavilion at Kovilanchery (388 homes, TNRERA/35/BLG/0269/2026, 7 August 2026), was covered in our Q3 launch round-up: New Launch Projects in Chennai 2026: Q3 Launches, Unsold Stock

Why are the completion dates so far out?

Several entries show completion dates in 2033 or 2034. The date on a TNRERA registration is the date the promoter declares; developers often build in a long cushion, and some dates track the validity of the planning permission. It is the date you can hold them to, so read it as the outer limit, not the expected handover. Ask for the construction schedule and the expected possession date in writing, and make sure your agreement's date is no later than the registered one.

What to check before you pay a booking amount

  • Search the TNRERA number on rera.tn.gov.in and read the planning permission and building permission letters linked to it (CMDA, DTCP or the local panchayat or corporation).
  • Match the number of homes and the block configuration with the brochure. A phase registration (for example 'Phase I' or two towers of a larger layout) covers only those homes.
  • Ask whether the land is in a flood-prone pocket; the GST Road and Pallikaranai catchment needs a monsoon visit: Flood Prone Areas in Chennai 2026: Area-by-Area Check Before You Buy
  • Get the all-inclusive cost: car park, corpus, maintenance, GST and registration on the guideline value.
  • If a project is still at the expression-of-interest stage with no registration number, do not commit to a specific flat.
