Ashiana Swarang Phase IV, Nemmeli: TNRERA/35/BLG/0359/2026, dated 7 October 2026. Three residential blocks (stilt + 4 to 5 floors) and a ground + 4-floor block of care homes; completion declared 30 June 2030. Nilaya, Perungudi: TNRERA/29/BLG/0335/2026, dated 17 September 2026. Stilt + 5 floors, 20 homes on Anna Nedunchalai Facit Road. Completion declared: 31 March 2029.
Enchante Apartments Phase 2, Siruseri: TNRERA/35/BLG/0271/2026, dated 7 August 2026. Three stilt + 9-floor blocks with 108, 90 and 54 homes, 252 in all. Completion declared: 31 December 2030.

Villas and row houses newly registered on OMR and ECR

Most new low-rise supply this autumn is ground + first-floor homes approved plot by plot, which suits buyers who want an independent house in a gated layout:

Ferns on ECR, Thiruvidanthai: TNRERA/35/BLG/0356/2026, dated 5 October 2026. 43 ground + first-floor homes (house numbers 31 to 73) in the Mamallapuram planning area. Completion declared: 13 December 2030.
Old Madras, Sathankuppam near Kelambakkam: two registrations, TNRERA/35/BLG/0341/2026 (22 September 2026, 21 homes, completion 31 March 2029) and TNRERA/35/BLG/0364/2026 (9 October 2026, 26 homes, completion 15 September 2029), both ground + first floor.

What the metro means for these locations

The OMR elevated section of Metro Phase 2 Corridor 3 (Madhavaram–SIPCOT) is still under construction, with no opening date announced; Perungudi, Karapakkam and Sholinganallur sit on it, while Nemmeli, Thiruporur and the ECR villages do not. Corridor 5 reaches Sholinganallur from the west. What to check before you book

Search the TNRERA number on rera.tn.gov.in and read the approval letters. Villa projects approved plot by plot list a separate building permission for each plot; check yours is among them.
For layouts in panchayat areas, check the DTCP layout approval and the patta for your plot: Patta Chitta Online: Check, Transfer, Fees, TSLR, DTCP & CMDA (Chennai 2026)
Ask how water, sewage and roads inside the layout will be handed over, and to whom.
On OMR south of Sholinganallur and on ECR, visit in the monsoon to see drainage at the gate and on the approach road.
Read the registered completion date as the outer limit and get the expected possession date in writing.
