Updated 23 October 2026. We read CapitaLand's own release and two news reports, and checked what was newly registered with TNRERA in and around Ambattur in August–October 2026. No employment figure has been published for the facility, so we do not give one.

What has CapitaLand built in Ambattur?

CapitaLand describes Ambattur as 'an established data centre corridor in Chennai'. It is CLINT's first data centre in Tamil Nadu, after a 108 MW facility in Navi Mumbai completed in 2025 (CapitaLand Investment news release, 15 October 2026).

  • Name and owners: CapitaLand Data Centre Chennai 01, jointly held by CapitaLand India Trust (CLINT, listed in Singapore) and the CapitaLand India Data Centre Fund.
  • Investment: about ₹1,940 crore total planned.
  • Capacity: 53 MW gross power on completion; 34 MW IT capacity in 13 data halls, with a dedicated 110 kV substation.
  • Timing: completion expected by the end of 2026.
  • Design: built for high-density and liquid-cooled equipment, carrier-neutral connectivity, and targeting LEED Gold certification.
  • Site: PTI's report, carried by PropNewsTime, puts it on 4 acres near undersea cable landing stations (PropNewsTime, 21 October 2026).

Who is CapitaLand in Chennai?

CapitaLand Investment says it has been in Tamil Nadu for 22 years and has invested more than ₹6,000 crore across seven operational assets. These include International Tech Park Chennai in Taramani (opened 2004), industrial facilities at Mahindra World City, and logistics parks at Oragadam and Periyapalam (CapitaLand Investment news release, 15 October 2026). The Taramani tech park is the reason many OMR buyers will know the name.

Will the data centre raise property prices in Ambattur?

We do not forecast prices, and the honest answer is that a data centre is a weak direct driver. It uses a lot of power and fibre but employs far fewer people per acre than an IT park; CapitaLand and the reports gave no headcount. Ambattur's housing demand has long come from its industrial estate, its rail and road links to the city, and neighbouring Mogappair, Korattur and Anna Nagar West.

What the investment does signal is that a large global owner is putting long-term capital into the area's infrastructure. Read it as one supporting fact, alongside the area's own fundamentals, not as a reason to pay more for a flat.
