How we built this list

We read the Karnataka RERA project registers for Bengaluru Urban and Bengaluru Rural on 26 October 2026 and kept projects registered from 1 to 23 October 2026 in the North and East taluks: Bengaluru North, Yelahanka, Bengaluru East, Devanahalli, Doddaballapura and Hoskote (the register had no newer entries). We then read each larger project's detail page for units and dates. South and West Bengaluru registrations, mostly in Anekal and Bengaluru South taluks, are covered separately.

New apartment and villa projects (North and East)

  • Silver Horizon (Green Edge Infracon) — Khaji Sonnenahalli, Bidarahalli Hobli, Bengaluru East. What the October list tells a buyer

  • Hoskote taluk is busy: five of the 17 registrations sit there, including the largest (our count).
  • Devanahalli supply is mostly plots: three of the four October registrations in Devanahalli taluk are plotted layouts approved by BIAAPA (our count).
  • Three-bedroom homes dominate: in the four largest apartment filings, 1,453 of 2,181 homes, about 67%, are three-bedroom (our arithmetic from the RERA inventory tables).
  • Completion dates run from March 2027 for a small plotted layout to August 2033 for The Native. Long timelines matter for anyone counting on rent or a move-in date.

Launches in the news this month without a new RERA number

  • Century Real Estate launched The Astoria at Century Immencity, Jakkur: 334 homes in five towers on about 6 acres, with bookings above ₹550 crore after a July pre-launch (PTI via PropNewsTime, 13 October 2026). Guide: Century Astoria Jakkur 2026: Price, RERA, Sizes and Possession
  • Goyal & Co's Summers at Orchid Nirvana, a plotted layout on NH44 in Devanahalli, was reported at ₹7,000 per sq ft with possession by 31 March 2031 and RERA number PRM/KA/RERA/1250/303/PR/310326/008559 (PTI via PropNewsTime, 9 October 2026).

How to read a Karnataka RERA number

Take PRM/KA/RERA/1250/304/PR/011026/008990, The Native's number. In every October entry we read, the six digits after 'PR/' match the registration date in day-month-year form: 011026 is 1 October 2026. The four-digit block reads 1250 for Bengaluru Rural projects and 1251 for Bengaluru Urban ones in this list. The next block follows the taluk: 301 Doddaballapura, 303 Devanahalli, 304 Hoskote, 309 Bengaluru North, 446 Bengaluru East, 472 Yelahanka. The last block is a running serial. This is our reading of the register, not an official key, but it is a quick way to spot when a project was registered and where.

How to check a RERA number yourself

  • Go to rera.karnataka.gov.in, open the project search, choose the district (Bengaluru Urban or Bengaluru Rural), and search by the registration number or project name.
  • Check the promoter name, village and survey numbers against the brochure and the sale agreement.
  • Read the inventory table for the carpet area of your unit type.
  • Note the proposed completion date; that is the date the promoter has committed to on RERA.
  • Pay only into the RERA-designated project account shown on the detail page.
  • Download the registration certificate from the portal and keep it with your booking papers.
