How did we pick the most awaited projects in Bangalore?

We took open Bengaluru registrations in our Karnataka RERA file, synced on 28 October 2026, kept those with a RERA date in 2027 or 2028 and a home count on record, and sorted by homes. By our count, the top 8 for 2027 add up to 9,221 homes and the top 10 for 2028 add up to 10,571. Projects that portals call awaited but that have no home count in our file are not ranked here.

What does the RERA date mean for these projects?

The RERA date is the completion date the developer gave Karnataka RERA for that registration. Section 4 of the RERA Act 2016 asks every promoter to declare the time in which it will complete the project.

It is not the day you get keys. Handover follows the occupancy certificate, and it can be different for each tower or phase. Your agreement for sale is the document that sets your own date, so read that clause and do not rely on a brochure, a portal or this list.

In big projects, towers are often finished in stages, so one RERA date can cover many towers. Ask which tower you are buying and when that tower is planned.

What should I check if I am waiting for one of these homes?

  • Your RERA number: confirm it matches your tower or phase.
  • Your agreement date: this is the date that applies to you, not the portal figure.
  • Quarterly progress: Karnataka RERA shows updates filed by the developer for each registration.
